Renting as a couple

Hi

I have a question about renting a flat as a couple. Me and my gf want to move in together, but she is foreign, and I dont think she will pass a credit check. She has rented places before but for some reason they've never done a credit check, her last place asked for 6 months rent in advance instead.

I was wondering if we are both renting a place will they be ok if only I pass the credit check or could we struggle to rent somewhere unless we convince them not to bother checking our credit?

Why would your GF fail a credit check? If it is a case of a few late payments then it might not matter. If we are talking many CCJs then obviously things will be harder.

Well she isn't on the electoral role, and she already has loans, she is self employed and has no steady stream of income and has been on benefits briefly in the past.

So overall I was assuming she'd fail :p

If she has managed to have loans in the past then she will have a credit record. If she has managed those loans well then the chances are that she will have a good credit record.

Obviously the lack of an income may be a problem but you will also be assessed as a couple on that.

It would also be worth putting her on the electoral roll (it doesn't matter if she can't actually vote in any or all elections) unless she is one of the (relatively few) types of legal "foreign" people who are unable to go on the electoral roll at all.

I didn't realise she could go on the electoral roll, shes EU so Im guessing shes not one of those who can't go on.

Guess we'll have to see. So could my credit rating and steady income make up for anything not so good on hers?

Indeed she can go on the electoral roll. If you get her added soon it will help with any future credit checking (and it means she can exercise her right to vote in local and European elections).

You could also be a guarantoor (sp?) for her if she does fail the credit check- you basically say that you will pay all the rent if she fails to.

Uhmm - no. OP is already jointly and severally responsible for any debt arising from a breach of the tenancy. You can not guarantee yourself!

a friend of mine came up against the same sort of issue - he has the contract in his name and a clause in the contract allowing his girlfriend to reside in the property.

needless to say if you're doing it through an agency they will still credit check her and charge you for it even if it is irrelevant.

Er yes you can. I was asked to do it for my boyf on our last property as he failed the credit check. Not sure it was worth the paper it was written on, but the LA asked.

did they charge you an additional fee by any chance? sounds like an LA moneymaking scheme to me. having you act as guarantor for him is completely pointless as you are already responsible for the full rent anyway and they could pursue you for any non-payment accordingly.
