Need to sell my house ASAP! Help Please!

    So? Why should have money left over? Every month you dont sell it's costing you money right? So the money saved by holding out for a higher price will just be, and probably already has been wasted on mortgage payments.

    Just cut your losses before it gets any worse!

    No pics of the bedrooms? Why not? Get some better pictures taken of of ALL the rooms and make an effort to 'dress' them a bit. The gardens look somewhat neglected, so make sure the snapper shows them to their best advantage; that means shift the car, the bin and remove the slapped on painted house number.
    At the moment the property looks a little unloved and unlovely, which is not to say I wouldn't be tempted to buy if the price was right and at the moment it doesn't look like it is.

    OP - have you tried another Agent, as many national agents go in high to hook you, fail to sell, your market stays on too long and you then end up having to slash it big time to persuade buyers there is not something wrong with it.

    Come off the market and get a local indepedent agent to sell it.

    I think it looks pretty good inside and the outdoor space has potential. If I was looking for a house in that price range and area I'd think it was worth viewing.

    As above, no pics of the bedrooms and no floorplan and are the dimensions correct, the first and third bedrooms are the same size. If so, the size of the first bedroom is a bit small and would have put me off looking. The rest of the house pictures are fine. The picture of the garden doesn't put me off as it shows off the size and what could be done with it

    Thankyou to all for you advice. I will take it onboard, but having looked over the brochure on the Winkworth website to confirm I am dismayed to discover they have screwed up almost ALL the measurements of the rooms! This is the revised brochure which was done after we dropped the price again and I know for a fact the original brochure was factually correct. Thankyou for pointing out those measurements because I hadn't thought to check. (I just assumed the agent was doing their job correctly - BIG mistake)


    Do you think I have cause for redress with the agent for willfully advertising my house falsely? They have already been paid in full for their services (typical) so I wonder if I would be able to have them correct their mistakes and print a new brochure with new photos as compensation?

  • Definitely agree about the bedrooms - if I see a house online missing photos of even one room it makes me wonder what was wrong with it.

    Hope you get the measurements sorted OP - are they way out?

    Sounds like the deal is wrong here, what have you paid so far? If they have their cash then they dont have to do any work. Normally it is 1-2% on completion etc, and most agencies I have worked with where I live dont charge for marketing upfront. I would definitely push for a better brochure, internally it looks well kept but outside photo and lack of bedroom photos isnt marketing to its best (although that said, given the living room etc is very nice it owuldnt put me off viewing if it was the kind of house I was afteR)

    If you have not paid a lot, get another agent.
