How are you going to feel after spending all that money if the landlord now evicts you and puts the property up for sale? All very nice, but there are no shortage of people coming on here saying that they have done such maintainence jobs to a high standard, then the LL comes over at end of contract and bills them for correcting it.
Id never do anything to a LLs property without written & digital photo consent. theres just far too many horror stories.:beer: Well aint funny how its the little things in life that mean the most? Not where you live, the car you drive or the price tag on your clothes.

there was a case where the tenant had been sent to prison, and reclaimed his house when released, the landlord took it to court and lost !!!!
there was another case where the tenants refused the landlord entry to do the legally compulsory CORGI gas inspection, and the landlord took it to court and lost !!!!0 -
What a shower of B'STDs. I hope you get things sorted out. I rent from a HA and look after the house like it's my own, did so when I flat shared privately too. Always respected the place and took care of it. I can't believe how some people can live the way they do, and treat things/people the way they do. Knew of a friend who rented a property locally and he took great care of the place, never smoked, tended the garden etc etc, it was in brilliant condition when he left, no problems etc and then the woman wouldn't pay him back the deposit he had left with her but a few sharp and to the point letters eventually got her to pay up.“Ordinary riches can be stolen, real riches cannot. I have friends who rent and they redecorate and stuff.Even layed a laminate floor once.I never understood it really

A HA is almost like having a house of your own though. You almost know it's yours for however long you want it and you will only be evicted if your about 6 months behind in rent. It's almost like having a council house. Actually re the tenancy agreement, you are entitled in law to take possession of your proerty if it has been abandoned. The agents will be able to gage just how long it has been empty (if they do actually carry out visits).
You should change locks, for your sake, plus it is wise to change them after each tennant for obvious reasons.
Be grateful they have done a runner owing only one months rent, and leaving you only with a smell and dirt.
You will get the bond back off the agents most likely in a months time.
sadly renting out is not an easy game, ( I have 3 houses)and should not be seen as such. It is work, that earns you money, but you have to be prepared to put into it time, effort and money. At the end of the day you will make a handsome profit.0
