    The trouble is that student agreements tend to be for whole years, so any student moving in is highly likely to have already committed themselves elsewhere for this academic year and would have to pay both rents.

    PasturesNew is right, most argeements run from september to august. Try aiming at part-ex students. Is the flat run by a a company like unite? or a private landlord? If its a private landlord call them up explain the situation that you cant find any students to fill the room, so would it be possible to rent to a young professional - You get more response then

    If she can advertise it and offer to pay some of the rent herself - would that be better than paying it all and not living there?
