  • Keep looking at others though too, preferably with their EA, until they either accept or decline your offer.

thats exactly what i have done. the estate agent knows that i have put an offer in on the property but i have told them i am going to keep viewing other properties until the agree the house for sale.

I saw a house for sale at £195k with an offer of £340k on it. Mind you, it was a fantastic looking house and if it had sold for £195k it would have been the bargain of the century. But 140k over the asking price!!!! Good ole NI. Be patient with us mainlanders - we haven't had a boom before (houses exploded but not house prices!)

    Fantastic :rotfl:
  • the are not even acknowledging my offer of the asking price. i think these people selling the house have been blinded by the estate agents valuation. too bad i am not prepared to get sucked in.

plenty of other houses out there

did you put a time limit on your offer? - give it a few days then withdraw it and make them sweat.

here in northern ireland it is common place to go over the asking price the worst i heard off was a propert at £165,000 going for £204,000 and there was nothing special about the place

This is getting to be nearer to the norm than the exception! I have checked out 10+ houses in the 150-175k region (belfast-ish area) andalmost all of them are ending up with offers up around 200k (and that isnt even sale agreed!).
    2 + 2 = 4
except for the general public when it can mean whatever they want it to.

4 days before we were to move in the seller changed her mind about selling the house. we were devastated but there is nothing we could do as moneys had not been exchaged.
I assume this means contracts had not been exchanged either? I believe that if they have, and they fail to complete, you may be due compensation.

We had a similar situatuion, looked at a house privately and offered 220k which was what it was worth - needed a kitchen extension as it only had a kitchen 6ft by 5ft but the owners turned us down (very patronisingly) sayign they wanted 245k and had been told they could get it. We'd been looking in the are a long time and knew the market, knew theyt wouldn't get it. So we walked away. They were on the market several months and now seem to have withdrawn it from sale. It seems that the owners ahd fairly recently (a nd stupidly I would say!) remortgaged at 221k and so desperately needed more than that. Maybe this is what's happened with your vendor? People seem to get their places valued at very optimistic prices when they are remortgaging...
