    Selling my place this year and buying another. Want to move a bit further out into the country with a bit more space. Might STR for a while so that I can be in a strong position to purchase (done this before and its normally quite easy to terminate a tenancy early if you are prepared to pay the "find a tenant" fee for the landlord). So, sell mine, move into rented, look seriously for somewhere else and make offer within one to six months afterwards is the likely scenario.

    When I am STRing I am going to be on every site every day talking the market down. I'll find a place I like and drop a note through the door saying "Visit Housepricecrash.co.uk to get the real situation regarding UK house prices". I'll then leave it for a few weeks and make a bid shortly after the funeral.

    What sort of BtL Mortgage are you getting. Rates don't look too hot at the moment.

    Hopefully then end of this year or beginning of next. Saving like mad, but they keep moving the goal posts.

    Looking to buy a house in the next year or two. I don't expect any massive price falls. Reasonably priced family sized homes sell promptly where we are - low supply and strong demand. Currently my partner and I are mortgage free. We're in a good position to buy but simply aren't in a hurry. We're not sitting out waiting for a phantom crash, just hope to get our forever home so will take our time.

    There's not much on the market at the moment that is catching our eye but this should change in the spring with some fresh properties put up for sale. There are a core of properties that have been on the market for a long time (up to 2+ years) with little or nothing in the way of price reductions so clearly there are some sellers who aren't in a hurry and have put theirs up for sale speculatively, without any pressure to move.

    Our current flat is likely to take awhile to sell (lots of flats in our street remain unsold after being on the market most of last year) but we can buy the next place with this unsold anyhow. Not ideal but not a deal breaker.

    Maybe you could STR as I am thinking of doing - it would remove all the uncertainty of whether your's will sell and you will obviously be in a great position to hammer the price of your next place down.
