Landlord selling house and I'm 6 mths pregnant

    You don't have to even if s21 has been served.

    The housing officer also blatetly told us we weren't intitled to help being rehoused as hubby works yet if he were to lose his job they'd help us....!!!!!!?!????

    He may have meant that you would not qualify for a rent bond guarantee. The homeless legislation makes no distinction according to employment.

    Well there was one family who came to view the house last Saturday and about 3-5 more different lots coming this Saturday. I am not going to bust a gut keeping the house clean and tidy, they will just have to take it as they find it.

    It is worth checking your contract, in mine it says I have to allow viewings in the final month of my tenancy, however as I haven't been served notice yet I am not in my final month and technically don't have to allow viewings, but I am as in the long run it will help me more if I co-operate. Even then in the final month even though the contract says I have to allow viewings, the actual law says I don't have to, all I have to claim is that viewings will affect the 'quiet enjoyment' of my home.

    I am now 25 weeks pregnant, have a child already, lost my last pregnancy, had complications in this pregnancy and it was a bit touch and go for a while, I am supposed to be taking things easy, I really don't need this

    My landlord has 30 properties, he has chosen three to be put on to the market as he needs the money, I am just unfortunate my home was one of the three he chose. The estate agents have said though that if there is no interest after a month they are going to suggest to the landlord that he takes my home off the market, as ultimately I am potentially a long term tenant who always pays the rent on time and takes good care of the house, and places a different property on to the market

    It is just the not knowing of when the axe will drop or if indeed I will be able to stay here. I am going to make myself scarce on Saturday when the viewings take place, but the thought of a whole load of people going round my home while I am not there, bleurgh! I am not relishing the thought!

    But if I put my foot down it could force the landlords hand and he could serve me notice so he is then free to have viewings take place, where hopefully if I play along and I am lucky, either the house won't sell in the current climate or it is sold to another investor who would like a reliable responsible sitting tenant

    Just a wait and keep fingers crossed game I guess

    I hope your situation rectifies itself soon too, I know first hand the incredible stress an involuntary move thrust upon you is, especially when pregnant

    Sorry for the situation you are in - it is one of the pitfalls of English LL and T law I'm afraid. You sound like you are very switched on and are approaching this with admirable logic!

    If your LL does issue you with notice then feel free to ask for help in deploying the maximum legal delaying tactics possible if that helps your situation by stringing the tenancy out to a more convenient end date (although if you are dependent on a good reference then doing this may jeapardise your reference). But, as you are aware, these will never be more than delaying tactics. In the meantime you can always [STRIKE]slag off[/STRIKE] I mean highlight the positive aspects of the railway line, noise, vibration etc to potential buyers!

    Concentrate on keeping fit and healthy for your baby's birth!

    The very best of luck with your pregnancy and birth.
    It seems like the Landlord doesnt need to sell your property so try writing to him and explain your situation and that you are pregnant and ask him politely if he would consider taking the property off the market and selling one of his other properties.
    The most important thing here is you are fit well and stress free for your new arrival.

    An hour before the viewings on saturday cook up some boil-in-the-bag smoked haddock, the smell will fill the house.
    Also leave a decent sized Richard in the toilet.
    Open the door wearing just holey leggings and an old grey bra and flirt heavily with the male viewers.

    Leave a vibrator on the bed.

    I doubt they will make an offer. :rotfl:

    to be honest you got at minimum about 2->2.5 months so dont worry. also landlord will want to keep you there until it sells. houses take months to sell even years soo im sure you got another 3-9 months. obv at some point you will prob have to leave but this is the nature of rentals. dont sign a new contract you are on a 1 month rolling ast now after contract ended,

    Why? Neither I nor the other pregnant lady who is facing eviction are fighting our landlords, in fact we are both allowing viewings to take place and respect the landlords right to sell their property, even if it is our home that is being taken away

    And rather than a landlord being put off renting properties out to women of child bearing age, any reputable landlord and decent human being, would respect that their tenants are human beings too with a right to have a home and a family and would empathise with anyone who has to move at such a physically and emotionally demanding time

    It sounds like you have some kind of issue with women choosing to reproduce!

    Well my LL and EA lied blatently to us when we viewed as we were in this position coming out of our old home (Landlady was trying to sell after telling us she'd love a long term let of years and years). We asked them to be honest if the property was likely to go on the market as we didn't want to be in the same situation due to our difficulty in moving willy nilly. We were told absolutely no way were they interested in selling and that he was really glad to be having a family to settle in and hopefully we'll be there for some years to come...now less than six months in the property we were told he was putting the house on the market. :mad: And to make matters worse one of the estate agents who came to value the property let slip that he'd done exactly this to the previous tenants :eek::mad::mad::mad:

    You can imagine just how p*ssed off we were. So at the end of the day our EA and LL screwed us up and lied blatently to us for their own gain. I couldn't give a flaming t*ss what happens now to that LL and as the house is falling apart we often have people viewing saying it'd be too much work to undertake. :D

    I know if we just move out (if we could) they'd do the same to the next prospective tenants and decieve them.

    And EMG is right, we have not fought the LL however we have been treated like crap (with repairs taking months and months as he was hoping he'd sell in the meantime, no boiler for ages, no fridge over xmas and for 3 months after, a damaged bathroom window that wouldn't shut properly last winter leaving that part of the house freezing, finally got fixed in the summer and more) so at the end of the day i do really feel like making his life hell but instead i'm being nice and leaving it to fate. Hopefully karma will come and bite the scumbag on his behind - and sooner rather than later please :p!

    So please bare a thought for some of us dealing with scumbag LL's and EA's too ;)

    I haven't made it difficult for our LL to sell his house thus far (over a year now), but if he continually throws his weight around like he has been then yes we will!!! Sorry - I'm paying to live here peacefully with my 4yr old, 7 mth old and one on the way, i won't co-operate if i'm being treated like crap. :cool:

    So you're expecting your landlord to be a social worker for you just because you're pregnant rather than be a greedy scumbag who is only interested in money? Sorry, it aint' gonna happen.

    There's far too much useless personal emotion attached to some issues. I'm sure the landlord doesn't give a toss about your pregnancy as it's not really his problem is it? It's your problem.

    And the advice you're getting on here will mean future landlords may think twice about letting their properties out to you and you'll then be at the mercy of housing funded by taxpayers.

    Find another home rather than let this issue eat away at you given your current biological condition.

  • Me too! I also feel like I have been lied to!

    When I rented the house I asked the LA about the LL and she said he was a professional LL in it for the long term. She said he had 15 properties with them (since found out it is more like 30) so was established and I explained I wanted a long let as I didn't want to disturb my daughters schooling again and she told me not to worry.

    I was asked in November last year whether I wanted to renew the contract when it expires next month and I said yes depending on any new terms and conditions etc. They came back to me on the 13th December and said the LL was very happy to renew the tenancy on the same terms and they were going to send me a new tenancy agreement for me to sign and send back. They told me they were sending me their standard renewal tenancy which was for a year (not fixed) on a two month rolling basis. A couple of days later I then received an invoice marked 'payable immediately' for £40. I have since found out that once my tenancy runs out I would automatically go onto a statutory periodic tenancy with a two month rolling basis, so no different to the terms in the new contract, and they wanted to charge me £40 for the pleasure of having the same type of tenancy I would go on to anyway once this one expires! Cheeky gits!

    So anyway, after being told on the 13th December the landlord was happy to continue with the tenancy I breathed a sigh of relief thinking we had a home for the next year, only for the LA to phone me the first week of January to say 'when can we bring prospective buyers round?' Talk about taking me by surprise!

    The LA told me if I don't allow viewings then the LL could serve me notice out of frustration and get new tenants in until the house was sold. I have since found out that is unlikely, because with new tenants and a brand new tenancy you can't evict tenants unless they have breached the terms and conditions in the tenancy agreement for the first 6 months, which means the LL wouldn't be able to sell or wouldn't be able to offer the vacant possession he is currently offering, for that six months anyway, so he would just be making life harder for himself. So by refusing viewings, he could evict me, but then his house would stand empty or he could get new tenants in and be stuck for the next six months, so I could make life hard for him if I wanted to refuse viewings but I am not.

    The LA are still being fair though, my boiler is leaking and my hot water is temperamental, I emailed them this morning and have just received a phonecall from the plumber just now who is coming round this evening. The LL will be charged for this, so at least they are abiding by their obligations and not trying to avoid putting more money into the house which is what you don't usually do when you are just about to sell it.
