I know it's a little vague but based on the location, size etc., how much, exclusive of bills, do you think would be a fair price for rental of a room in this flat, which would be furnished?

Get the local paper for Bournemouth and look in the 'rooms to let' section.0

Sharing, £300 + half bills.
You can rent a 2-bed one of those for £525-575 + bills, so it has to be a bit more than half because that's the way the world works.0 -

For me, open-plan kitchen/living room = YAY! :j
Being a sociable being who loves cooking for friends, I really hate houses/flats where the kitchen is separate, as I feel so isolated whilst everyone else is in the other room. Open plan is far more suitable for entertaining!
In terms of pricing, according to Rightmove, there are 28 x 2 bedroom flats within 1/4 of a mile from the post code, priced between £600 and £900, so look for some that are similar to yours, then price it competitively!Should've = Should HAVE (not 'of')

Much depends on what your proposal would be - are you thinking of buying to let the whole property out or buying to live and let one room? If the latter you may want to read up around the Rent a Room allowance to make sure that you would be doing things the most cost effective way.
Or is someone else buying and offering *you* a room?0 -
I want open plan because I don't want to stand in a kitchen, overseeing any cooking I am doing, while the PC/telly/phone are in the other room. With open plan I can cook and be watching telly.0

Thinking of buying and letting one room out. I'm an accountant so can ask people at work what the scoop is with the allowance. Fairly sure it's ~£4,200 tax free if you're renting a room in your main residence, so that would cover it nicely.0 -
Re the open/closed plan discussion - as someone said it's personal preference. As a single, 27 year old male it's not really at the forefront of my mind as I'm just looking for a decent bachelor pad!0

Also look at Mon-Fri lodgers, that way you get it to yourself at weekends. http://www.mondaytofriday.com
I'd rather be getting less, but have my home back at weekends... also, most Mon-Fri lodgers have a proper home of their own they live in and they're just working in an area for now. They'd usually go straight to work Monday morning from home, turn up at yours Monday tea-time and the last you see of them is when they leave for work on the Friday morning as they'd go straight home to their proper home straight from work on the Friday. Just 4 nights/week.0
