    2012 Challenges

    Mortgage #1
    £35,627 Currently
£28,808 Target - based on normal mortgage payments (which is quite a bit higher than needed) + regular OP of £200 into offset. TOO CONFUSING DUE TO CLAIMING BACK OP'S

    Mortgage #2
    £59,236 Currently
£54,549 Target (normal payments only) TOO CONFUSING DUE TO CLAIMING BACK OP'S

    Mortgage #3
    £37,022 Currently
£35,226 Target (normal payments only) TOO CONFUSING DUE TO OP'S FROM OTHER 2

BTL Mortgage on Late Mum's House
    £17,872 Currently
    £0 Target  ACHIEVED :T

    Overall Mortgages - Net
    £149,757 Currently
    £118,583 Target
    £31,174 Reduction :rotfl:

    ACTUAL BALANCE £118,936
    MISSED BY £353 :(
    TENANT ARREARS £549
so missed because of that (savings would be have been £549 higher )

In addition to that I have set myself some other goals. Some easy to measure, others a bit more subjective:
    1. No more accidental house purchases :rotfl::rotfl:ACHIEVED :D
    2. By Easter - paint bathroom
ACHIEVED (CAN'T REMEMBER WHEN, BUT IT'S DONE) :D
    3.
August I will reach my target weight (the 'real' one, not the official one. I will get below 11 stone) and stay there. This was last year's and I have failed miserably, but have seen a few photos recently and not happy - am still 3 stone lighter than I was but want to lose more :oFAILED MISERABLY :(
    4. October I will have a garden I am proud of. Another carried forward :o.
FAILED MISERABLY :(, BUT I BLAME THE WEATHER.
    5. June - bottom corner of garden to have tiny seating area and new bit of fence.

FAILED MISERABLY :(, BUT I BLAME THE WEATHER, FENCE IS DONE THOUGH.
6 December I will read 12 books off the BBC list. Another carried forward :o. Santa is bringing me a Kindle so have a load on there already, now all I need to do is read them :D. NOT ACHIEVED, BUT DELIBERATELY. HAVE DECIDED LIFE IS TOO SHORT TO READ BOOKS JUST BECAUSE THEY ARE DEEMED 'WORTHY'.
7 Ongoing I will continue sell all possible things on ebay. Another carried forward, but achieved in 2011.ACHIEVED :D
8 Ongoing I will start entering competitions again (& flog everything I win). Another carried forward :o.PARTLY ACHIEVED AND DID WIN £25 IKEA VOUCHER
9 Ongoing I will exercise for 30 mins at least once a week Another carried forward :o, did it for a little while. FAILED MISERABLY :(
10 Ongoing I will meet up with friends at least once a month. Another carried forward, but achieved in 2011.FAILED MISERABLY :(
11 Ongoing I will continue loving life & thanking the Universe for all its' gifts. Another carried forward, but mainly achieved in 2011.ACHIEVED :D
    12. Decided I would like to meet some MSEers in 2012 .
    ACHIEVED :D

Not bad, now to think about 2013. Well chuffed only a few hundred pounds short of target :D.

Yay! What's a mere £353 when you've reduced it by more than £30k? Huge well done for 2012. :T Onwards and downwards in 2013.

Oh, and special congratulations on giving up the accidental house purchases. That must have been tough, but you managed it. :p
    Starting again 13/4/19
    Home loan 1: £21,102.50 Home loan 2: £7,698.99

Sorry about the tenant arrears GG - but that's what happens from time to time when you're a landlord? If you don't mind me asking, do you have other investments, or is it BTL all the way?

I am fascinated by the fact that the MFW crowd seem to favour BTL so much.

It's 'only' just over a month's rent, they have had their tax credits stopped and are trying to get it sorted out, am sure they will come good - they really want to stay in the area so wouldn't want to jeopardise it.

I do have a pension pot Ed but it's not setting the world alight. BTL has been good to us (sold 2 and bought our place in Spain with the profits) but we were fortunate with the timings - also to live where houses are v cheap so numbers stacked up. With basically 0 capital growth at the mo it's not making us a lot of money. We didn't set out planning on capital growth but when you've had a bit you kind of get used to it :rotfl:.

Lois - once an Accidental House Purchaser, always an Accidental House Purchaser but I do seem to be in recovery mode at present :D.

I have looked at my mortgage spreadsheet 3 times tonight. The balance hasn't changed. What exactly was I expecting to happen smiley-confused013.gif.
