Deeds land Registry

Hi, My father passed away a year ago leaving the deeds to my mothers house in joint names.So the freehold title absolute is in both their names. We have letters of administration naming my mother as administrator of my fathers estate. My mother is now looking to sell the property and we are looking for an inexpensive way to transfer the deeds. Do you have any ideas? Do we even need to transfer the deeds considering my mother has legal authority over the estate of her late husband? Can we put the property up for sale whilst the property remains in joint names? Thank you

    If you don't want to ask/pay a solicitor, call the Land Registry who will advise on procedures for free.

    Are you using a solicitor fo the sale of the house? I would just pass it over to them to deal with as part of the conveyancing.
  • The solicitor will ask for your father's death certificate and it is likely that is all that will be needed. Buyer's solicitors will ask for that and will send a copy with their application for registration of their clients after they have purchased the property. Your mother doesn't need to do any more than that.
