Exchanging & Completing Today! Fingers Crossed

Have woken up unusually early today, which just means more waiting for my appointment with the solicitor to sign and exchange.

I posted in the race for christmas thread but fancied my own for today :D

Offer accepted on 12th September
Instructed solicitor on 14th September
Cleared funds to solicitor for searches 2nd October
Survey completed ~5th October
Draft Contracts Received 17th October
Searches completed 23rd October

Exchange & Completion date 31st October

Have my fingers and toes crossed as i type this with my nose ;) and i'm just hoping that everything goes smoothly. Spoke to the seller yesterday and will be on hand from late morning in case they have any trouble getting her 3 piece suite and dining table out.

The three of us buying thought it might be nice to take round a bunch of flowers - the seller has just been incredibly easy to get alone with, answered all of our questions and sat down and chatted with my mum and my sister with a cup of tea (my sister is a student midwife and seller is a cardiac nurse i think). I just don't want to be OTT. I have in my mind the "play it cool trigger, play it cool" from OFAH :rotfl:

Anyway - might as well go and get some work done now, tea first though :j

    Will keep my fingers crossed, sounds like it has been an easy ride, as it should be, but so refreshing to hear, I think a bunch of flowers would be lovely, if she has been so accomodating.

    Back from the solicitors now - have had to get Endsleigh to fax over the policy details for the buildings and contents insurance, and have just received a phonecall from the seller to say that my documents from Endsleigh have turned up in this mornings post!

    We finished at around 10am and the girl in the office had aleady started getting in touch with The Mortgage Business so hoepfully could be getting the keys tonight!

    Thanks for all the good wishes - but :( it's not happening today.

    Turns out that the Solicitors put in for the transfer from their bank account to the sellers too late and it won't be there by now so no completion today.

    Not the end of the world by a long shot, but after calling in there today to pickup some post sent to me about the buildings and contents insurance the place looks even better clean and tidy and empty :) !

    What was a poor show, and i only found this out because we called in today - is that the seller was waiting on her money to pay her deposit on the house she is going to rent. Her solicitor had told her to expect it before close of business today - which bearing in mind that we are exchanging (and therefore drawing down funds from the lender same day - and not before), and then completing on the same day. There is no way that the money could have been CHAPS transferred from the lender to my solicitor, then from there to her solicitor, and then from there to her bank account all in the one day. Very poor show from her solicitor in that respect.

    But all in all it means i will simply sit down with the family tonight and enjoy more of our halloween party/dinner/fondue and movie instead of rushing off to move beds and a few bits and pieces i'll be doing it at leisure tomorrow.

    Every cloud has a silver lining after all :)
  • Never mind it will all work out in the end. It is possible to do it all on the same day but it is not usual - most people have 28 days.

    Can I just ask if you had to do it all from scratch would you try to exchange and complete all at once knowing what you know now? Also did you have to fit a sale in with all of this?

    Pbradley - i would do things pretty much similar, though i would have stipulated a few things differently. Instead of spending 45minutes or so this morning reading through things with the solicitor i would have done that in advance, so that the transfers could have started more quickly and would have finished today.

    What gets me is that the people who should know about the pitfalls of doing this are the solicitors, and quite frankly my experience so far is that they aren't doing what they should. Maybe they need to be paid more to cover the manpower, maybe they need to be more organised or upfront - i certainly don't pretend to know as much or more than they do BUT i can comment on the outcome and my experiences.

    The exchange and completion would probably not have been attempted on the same day had our solicitor not gone off on holiday, or if he had let us know that he was going earlier so we could have made an appointment in advance to see one of the other partners - as it was i found out on Monday that we could be seen by another partner, but because they are very busy as the "housing market has exploded recently" we could have made an appointment with a partner but it wouldn't have been until tomorrow anyway :(

    Poor show all round to be honest - were i to be making arrangements to move properly then i would be more agitated - but i'll be driving about 4/5miles each way in my Mondeo with car loads of stuff, and at the weekend will have a van to move larger items. As i say - "leisurely" :)

    I didn't have to fit in a sale thank god - that would have just layered on the pressure and stress. I can say watch out to whatever solicitors i will use in the future as i'll be checking and doublechecking everything in minute detail ;)
