    sorry, buy no one tells me to anything! tell them the price has gone UP by £1000 or YOU are withdrawing from the sale and see what happens.

    I agree David, but if the sale matters then, just sometimes it pays to be a bit diplomatic, after all play that silly game and you stand to lose out finachely and sometimes a lot more besides, its a question of playing the game and ending up with the best situation for you at the end of the day, if that means giving in just a little, even if it is wrong and getting your dream house for the sake of a couple of hundred quid or losing it and the money spent so far, and risk trying to sell again.
    Obviously try and get out of it, but if you cant weigh your options up very carefully before cutting your nose off to spite your face.
    Its the way they have done it via sols that gets up my nose.

    I agree with pawpurrs and would offer £300 - that way they can get some money off and save face if they did not want to pull out. You shouldn't really be giving them anything and this is cheap to do this so near exchange. I think your solicitor should make it clear that this offer is very reasonable and that this covers half the cost of the estimated works. Also I would ask your solicitor to make it clear that you know it would not be in the buyers interests to pull out of the sale. Seriously if they pull out they are either incredibly stupid, stubborn or just never serious in the first place. Hope it works out.

    d) they aren't asking. Their solicitor wrote a letter saying "the vendors insist on a reduction of £1,000 or will be withdrawing from the purchase if terms not agreed to by Friday".

    If it was me.. I would stand my ground.. and get my solicitor to write Exchange by Thursday or YOU will pull out.

    But then again.. I am a stubbon sod.. and I don't like bulleys...

  • Buyer hasn't got back with her reply. In fact despite her solicitor trying to get her the last two days for the nod to exchange contracts in order to complete for the 14th (their request) she isn't returning any calls at all. Could be a plausible explanation for ignoring her solicitor's messages but my hunch is she's just being nasty.

    I spoke with our sellers yesterday who offered to go halves with us if we offer her half of what she's asking so dh is going to call our solicitor today and ask that exchange be done today if she agrees to the offer.

    Why are people so vindictive and horrible?

    Good luck, get it exchanged and then try and forget about it. I feel for you as this would really get my back up.

    Im supposed to exchange today but soliceter says he cant get hold of the other soliceter, even through exchange has been on the cards for over a week now, planned for today, what is wrong with these people, its a miracle that anyone ever gets to buy a house.

    Hello Lotta. I dont know if you may recall, but we sold our house at 500 under asking price.
    We then had a survey and required 1150 worth of work. We questioned the report and quote as it seemed ludicrous, so we got other companies in and in fact it wasnt as bad as the first company had made out - resulting only in fact requiring work of £200.

    We agreed if the buyers would accept these "other reports" then we would pay half (100 each).

    Yes - everything ok - Buyers over the moon.
    9 WEEKS LATER - (Last Friday) Buyer tells his Sols they have had a change of heart, and want the price reducing in respect to the first quote which was £1150 (from that silly company that i believe was touting for work).

    Of course we were shocked, dismayed and disapointed, as we had prooved this amount of work didnt need doing, so we refused. EA then rang back to say if we didnt they would pull out.

    (Pull out i thought....as if. They have already spent on Survey/Searches etc - why would they pull out as they have so much more to loose)

    They stuck to their word - They Pulled out which was confirmed by their sols on Monday.

    So Buyer has gone......is it worth it i ask myself. Its nasty, underhand, bit as PawPaws quite rightly said, swallow hard and try to ignore that nasty taste in your mouth - in the view just to get on with the sale - as these buyers can pull out anytime. Ours did, and now we are back to square one. After 9 sodding weeks.

    Just wanted to tell you our story, as on Monday we then wished we had knocked it down as we stand to risk loosing the house we want to buy.

    How can you not get hold of another Sols - thats disgusting. Why cant this be so simple. Have they now arranged another date? I hope so.

    I actually have the best soliceter, from all my experiences its my buyers soliceter I think that is causing the problem. GRRRRRRRRRRRRRRRRRRRR, had any viewings yet Oddgy?
