  • Just seems unfair that I have to pay full EA fees when I haven't even had the details through for approval yet (that was meant to be last week) and their offices are being refurbed so they haven't had to market my property in town, plus they were supposed to neg the price on my purchase on my behalf but because of refurb I couldn't speak to my EA and now have cocked up my purchase. I haven't signed or returned my agreement and think I should be able to pay a lower fee (not trying to get out of paying it altogther)

    There's nothing stopping you asking but you engaged them to sell your house for an agreed fee, they've sold it and held up their end of the bargain, regardless of how much effort it took.

    Personally the question I would be asking is was it priced correctly?

    Id WAIT. Ring them up and say the offer is on the table at that amount and there is no more funds. Then ask them to send all details of other propertys they have uptp £165k (makes you look like you are looking elsewhere)

    ~But this is wrong - they got you what you wanted - would you be offering more if it took them 4 months of hard marketing ? You got what you wanted - take it and let them have their money.... the only way that could be out is if they did not get you what it was worth..... - you say they were supposed to negotiate your purchase - why ?

    My hubby sold his house through an estate agent and it was sold before the details were even printed (someone in the estate agents bought it but it was above board and handled through a different office as a result). The buyer offered the full asking price but we managed to get a discount on the fees.
    Its worth asking they can always refuse.

    Also my mum negotiated a reduced agents fee when her house fell through - she had two offers and the agent recommended the one buyer who pulled out after 8 weeks so they reduced by 0.25% I think - not a lot but something!

    Good luck and there will be another house.

    Am I confused or do I take it that the EA your selling with is the same EA you were trying to buy through? If thats the case if you don't move (eg get the house you want) you won't sell so they don't get your money for selling when you have in fact not sold. So the EA is going to lose out anyway if they don't try and help you get the house yopu want..........Or are you not on a no sale no fee deal?

    Try and put yourself in the vendors position. They have just cut 10k off the price and are struggling with the mental adjustment that involves - eg dropping lower than they anticipated accepting offers at. You have asked them to drop another 11k, with your first offer being 27k less than the original asking price.

    Do the percentages and ask yourself what you what have done the other way round.

    I would sit tight and not ring the agent for a couple of days, let them think it is your final offer, then say Thursday ring back with the extra thousand. It may be enough to tip the psychological balance.

    They are usually transparent - one person views, makes offer, looks obvious - it's a favourite trick of Asian people (particularly Pakistani IME) - try selling a Honda or a Toyota too - gets on your nerves - along with the same games of trying to cut the buy price on exchange day - wearisome and fairly pathetic when it's obvious they are playing games.

    I got so tired of it, if I am selling in that town now, the agent is instructed that he will continue to market the property or obtain a non-refundable deposit if the buyer is Pakistani - soon sorts out that crap (you may call it's racist, I call it experience....).

    I am shocked that noone else found this offensive

    The EA has a database of people who are looking for houses. They have spoken to these people in the past and those people have found them through the fact that they spend money marketing other houses, pay rent on their shop, pay for advertising on websites, in newspapers etc. Just because they haven't spent money specifically on your house, doesn't mean they haven't done a top job for you. I would be happy that I hadn't had to go through the anxiety of not knowing when the house will sell, the endless viewings, 'no shows' and the work that goes into preparing for each viewing.

    OP, 'final offer' are the only words that will work for you at this point. Tell the truth about your situation. It may take the developer some time to get back to you, but this is the way that they play. If they've been on the market that long, they will be interested in you. Estate agents will always ask for your situation when you make an offer, there's no avoiding it and SSTC is a good thing, not bad!

    Why, because it's my true experience - or because if you ask my Pakistani mates they can't stand selling things to most Pakistanis either - for the same reasons (you should hear the terms they use) - it's a different way of doing a deal and it's one I don't like so I act to protect myself. Is that wrong ?

    From my own experience, selling things to Pakistanis has been a nightmare - is that racist - or are you looking to be morally outraged on behalf of someone else.........

    Edit to add selected experience

    Sale of Toyota Corolla - Pakistani turns up, takes it for test drive, obviously does not know what he's looking at - offers me X, 30 minutes later, another Pakistani guy turns up - he knows that he's talking about - offers me X less £500. An hour later, next punter is there (another Asian guy) - on test drive, just happen to be passing through Asian area - which two cars happen to be next to each other and which two guys are talking to each other...... = original guy calls me back just after and tells me it's only worth X less £500..... - in the end he bought it for the asking price (it was a good car).

    Selling Honda Civic, Pakistani guy turns up - deal agreed, turns up with £300 short - after telling me not to count it - oh, sorry, mistake (after a sob story) - sent away with flea in ear.

    Selling another Honda Civic - hands over cash, guess what, don't need to count it apparently - £100 short - oh, sorry that's in my other pocket - another Pakistani....

    Selling a boiler, loads in car, tries to forget to pay and tries to reverse out and away - oh, sorry, I forgot - must have been worrying about whether Imran Khan would be elected PM, no doubt.

    Selling houses

    1st one - deal done, day before exchange, no mention of any price reduction on survey, oh, we will no offer £15K less. Pakistani - told to pay up or sod off.

    2nd one - deal done, bullsh1t about a survey they had done - which was a valuation one (I was there and I KNOW the surveyor) - apparently came back with all sorts - er no it didn't. We want £40K off - no - OK, day of exchange, try to haggle £25K off for no reason - guess what.

    Shall I continue to the ones where family have bought from Pakistani wholesalers and the stock that we don't need to check is half missing when delivered by them, or the relatives who had to demolish walls for Pakistani people as they would not pay them (brickies) for work done, or perhaps the plasterers they offered half the money to after the job's done - I understand it's about saving money, it's just not how I do deals and I can't stand it....

    I and family never seem to have this problem with other peoples, is it just me ?
