What about parking, though? Three spaces is a lot for a two bed FUG.
Is the buyer not only going to have to build the whole thing, but maintain one, or even two, of the three carports for the seller's use as well?import this0 -

At £20K-ish I'd really be considering it if it was in one of the areas I'm looking to buy in. Take a look at the asking prices for other properties in that exact same postcode as the FUG (WR14 1QD).
It could be value for someone.. but I'd need a lot of research into build costs, making it a quality lasting build which won't give rise to problems such as damp/drainage issues... and just getting it all built smoothly with experienced, and reliable builders, and at a value price. Then I think they'll be plenty of similar, better value opportunities, with less risk than a self-build FUG, coming up in the future months and years.
From what I can tell it's down this passage (StreetView direct link - access issues for build?) next to the garage and the ceramic tile store. The Rightmove photo of the plot has what looks to be the same house in the background as the StreetView.0 -

Urghh looks like you're right, having looked up the planning document. Suddenly a lot less attractive a proposition for me. If you fell out with one of the flat people they could rev their engines over your flat - or bedroom next to it. Oil and coolant drips. And probably worse stuff that I've not yet imagined.Planning permission has already been granted for the conversion of the building at 28 Cowleigh Road into 3 flats. The appeal proposal would provide a three bay garage in the rear garden adjacent an area to be used for car parking.

It isn't clear from the appeal decision who the parking spaces would be for and how the ratio is worked out. If this development were built it would appear there would be 4 dwellings on the site with 6 spaces between them, meaning, I think, that the flat would probably have 1 space in the garage and the other spaces allocated to the other residents, if of course they are allocated at all - they could be on a free for all basis.
Also from the decision notice the owner/developer of this plot would be responsible for getting all the driveway details agreed with the Council and then completed before the flat could be occupied. How this works with the permission on the other 3 flats I don't know as there will probably be a very similar condition on that permission as well. How then would you negotiate with the owner/developer of the other flats as to how/when/if the driveway and parking spaces are provided. You would basically be providing a driveway and two parking spaces for flats that are not under your control and for which you would see no profit at all. By the time you have provided a driveway, 3 parking spaces, a flat and landscaping etc etc I doubt whether you would make any profit at all on this site and it would be fraught with difficulties.0
