  • Thank you BitterAndTwisted. Benson, our lawyer just asked us to send the reply to him and he will forward it to the buy's solicitor. He did say the buy is trying it on. But he didn't really say much since as far as his concern the case is over and he might not be able to charge us anymore.

Your solicitor is right. The case is over.

Email back to the new owner:

Dear new owner of 25 Sping Gardens,

We are not responsible for the maintenance costs associated with your flat as we do not actually own it. Maintenance costs are the responsibility of the owner. That is you.

    Yours,

Yeah - he's having a laugh. We've found a fair few niggles wrong since we moved into our place - it's our place now, therefore our problem to sort out. That's why you get surveys and viewings - to make sure you're not buying a lemon, and since it sounds like he brought half the planet around to view the place, he's had more than his fair share!

  • When we sold a house (admittedly 25 years ago) our buyer came back to us a couple of weeks later (as they did not move in immediately) and informed us the hot water tank had burst, what were we going to do about it. We referred them to their insurers, they came back saying they were not insured, we simply said they should have been and hard luck. No obligations after exchange then, doubt there is today unless you have out and out lied about things, which you obviously have not.
