    I hadn't realised that geener was the only new person on the forum recently.

    It's pointless trying to explain anything to the intellectual juggernaut that you are it's pretty obvious you don't understand… it's getting another Graham_Devon thread...

    here's a bit of advice. go and buy some shares off Halifax because it's free and looks a bargain but get ripped off on the spread - that advice was free btw…

    stumbling block? not really.

    i said something, you try to twist it into something that i didn't say, it's pretty obvious - standard Devon procedure really. feel free to make it into something it's not though. nothing new.

    secret?? not really, it's pretty obvious unless you're a bit of a blunt instrument like yourself.

    let's get back on topic because you've taken it doen the 'Graham_Devon anti-Hpi show' for long enough to take away the direction of the thread

    as Blacklight says HPC.co.uk have taken down their predictions for the future of house prices... it was only the ignorant that thought they'd be 50%-70% price falls...

    You choose such a limited timeframe.
    Why not spread it over a longer timeframe and see the results from a wider basis.

    Indeed if it helps, here is a graph showing that house prices have increased in trend by 2.9% per annum over the last 30 years.

    The thread was started regarding HPCs predictions about the 'current' house price crash, which is the time frame I referred to. Using any other time frame would be attempting to re-frame the debate to a different point, which is why I didn't, instead staying on topic.
