So you asked about pets were told no but have one in the property anyway!
You were not expected to abandon your pet but should have sought other property if they said no.Everything has its beauty but not everyone sees it.0 -

So, if the EA has a go at you, remind them that you were following their advice.
If the LL gets uppity, tell him you were only following the instructions of his agent.
Oh, and remind the EA/LL of your telephone number so that they can give you the common courtesy of a phone call before trying to enter your home.0 -
You have the right to quiet enjoyment of the property.
Any inspection requires at least 24 hours notice, so any representative of the LL turning up out of the blue is a minor breach of contract. Even if the EA did tell you to forget about hammy, there is still a written contract. Probably a good idea to read through it because that is what you have legally bound yourself to follow by signing.
Seeing as there is a breach on both sides it's probably best not to get upset about this.
You can buy little dehumidifiers in wickes for £50 and up if opening the window isn't an option to deal with any damp."Gold is the money of kings; silver is the money of gentlemen; barter is the money of peasants; but debt is the money of slaves." - Norm Franz0 -
Doubtful LA would have put that into writing that you could have hammy and shall lie through their teeth when/if pulled up on it.
Wasn't till I started reading this section of forum and LLZone that I found that some LAs are just as bad towards their LLs as they are the Ts!
As someone that rings up LL to ask if I can look after friends' pets occasionally (admitting that one is a big rottweiler) I like to think they know that I respect my AST. Pets can and do damage properties so I can understand why LLs don't particularly want them. Although in my area rents are coming down and more and more say "pets possible".
Don't get upset with B&T though, like myself we just don't like lies. You have been entrusted with a property worth £Ks and whilst only a hamster personally I would wonder what else you hide. Don't trust the LA to say "yeah, we told your T to hide the hamster when you was going round".Inside this body lays one of a skinny woman
but I can usually shut her up with chocolate!
When I thank a post in a thread I've not posted in,
it means that I agree with that post and have nothing further to add.

I have 4 hamsters and 2 rats...my original contract said no pets. I was honest from the start and my landlord wrote in one hamster. Since then whenever we have gotten more animals we have asked him first and he has been fine. Technically my contract still says one hamster but he has said as long as they dont do any damage then its fine.
i think most landlords would be ok as long as you are honest from the start. My friend hid her chinchilla and found outt her lanlord actually liked them and would have allowed but as she had lied he said it had to be gone.
hope it works out ok xNeed a new start..wheres good to live in the UK?!0 -
If LL says anything just complain that the bedroom is damp, the bathroom light doesn't work and the place is infested with hamsters! Demand a refund.0

Fingers crossed he didn't see the cage and he might have mistaken it for a mouse and you won't hear from him again in a hurry. :rotfl:0 -

Thanks - To be honest there is a lot in my contract which the LL basically told me to ignore - for example it actually says Im not allowed to put anything on the walls including posters etc - LL said it was fine and I could put up whatever I want to but if I drill holes etc then I have to fill them in before I move out, likewise it says Im responsible for the outside but LL said he deals with all that side of things.
If the worse comes to the worse Ill say its my sisters hamster - after all she is really in hospital at the moment....MFW 2020 #111 Offset Balance £69,394.80/ £69,595.11

When we rented the rule was no pets but, on actually asking, the landlord had no objection to our budgie.0
