I still don't understand the 4/5 bed thing. Are they all upstairs?
I wouldn't be bothered by lack of garage if there was off-street parking, and would much rather have more downstairs space. My parents sold a 4 bed house where they'd converted half the garage into a study and had no problems selling.0 -

Sorry, it is 5 bedrooms, but as we've used 1 bed as a study in the past we tend to think of it as 4 beds, 1 study, however, it is definitely 5 bedrooms. I think on balance having read all replies it's going to stay as a garage. Thanks to everyone for advice. :T0 -
you cant please all the people all the time. I have a 1900 4/5 true 3 storey house with 2 receptions and didnt even have a drive until 18 months ago, but it didnt put me off buying it, as parking isn't an issue in a small village, and there is a large brick outhouse for storage. I had it on the market, but took it off for change in circumstances, but some people thought it was a very majestic property, others who viewed dont like fact it is opposite local pub, some didnt like no driveway (now rectified) , one didnt even like the fact, that when you go up the stairs you can go in different directions (HUH!!! Some people should not be allowed out on their own). But if you are selling, then I would keep works to a minimum, as long as it has kerb appeal and is immaculate for viewings, and if there are obvious expansion opportunities then planning app pre approved might go a long way0
