Hoping to exchange today??????

I am hoping to exchange contracts today on my flat purchase. Survey, mortgage offer, searches, enquiries all done. Vendor is vacating and is ready. Completion date set for 30/11/2006. Contracts signed and with solicitors on both sides. Only outstanding matter is deposit from me. I sent the money by bank transfer on Monday and the second portion of money left my account on Tuesday (bank won’t send more than £10k per day). They said it would take three days to transfer to my solicitors account. Does this mean that it should clear today? My solicitor is on the dog and bone at the moment and has not got back to me.

    but why would bank only transfer £10000 at a time?

    First Direct let me send £34150 on Tuesday morning- I just had to ring up and authorize it

  • Apparently our vendors are waiting 'on a query' on the property they are buying... it might end up being monday. We don't have an exchange date yet but i've told them i'm not bothered (i'm a FTBer with 1 car load of stuff to transport)
  • Well just spoken to solicitor - they have received the money for the deposit. They are now wanting an undertaking that the vendors will clear off any outstanding charges. However I already have a copy of receipt for ground rent and insurance and there is no service charges. Spoken to vendor and his sol is off sick but someone else is dealing with it! Hopefully this means it is all in place....but then again who can tell until it is done! Vendor is relaxed though and good communication so this is positive.

    Ringo - it is always queries that hold these things up...these things have a habit of prolonging exchange for weeks if not chased. Good luck.
  • Don't worry, i'm chasing! Just spoke to vendor's estate agent and my solicitor.. fingers crossed!

    All done - happened at 1.50pm!

    Exchanged and going to complete on the 30/11/2006. Hoping all goes well now and I am out of this awful property business for a few years. Although I will remain on the site!

    very excited but somewhat of an anti-climax since my terrible sale and the stress of that. This felt all too easy.

    Will become more real in a few weeks when I have to really prepare.

    just found out mine is not going to happen today- vendors keep moving goalposts about when they want to complete-4 weeks from today-yesterday we agreed 3 weeks

    removal van etc booked yesterday.....

    not going to happen today anyway-dissappointed.
