  • No, interest is not payable to the tenant under the deposit-protection schemes.

In this day and age it must amount to about 57p
  • Having your deposit protected might pay you more than that hypothetical 57p of interest in spurious deductions.

Try not to be petty and ensure that the property is in tip-top condition at check-out. That's if there was an inventory at check-in. Was there?

  • He can't disagree with the ruddy inventory over two years after you moved in! He's a having a laugh.

But he can get arsey about the rent not hitting his account on time: it's your responsibility to ensure it's paid on time but I dunno if he's actually legally entitled to charge you interest or bank charges. Sounds like a chancer to me

You shouldn't have to deduct tax from your payments?! That is up to the business on the other side. You are not liable for his tax and shouldn't be deducting it, where would you send it anyway?! Obviously if this instruction is from HMRC I would be mighty confused and definitely ring them up or speak to citizens advice for further clarification. Sounds very weird to me.

The basic rate reductions sounds like HMRC think you are paying him for work and you are a business? When I contracted for a company they took off 20% basic rate of all my pay at source as it wasn't PAYE.

Has the money for rent left your account on time? 3 days should be enough for a standing order? Although most transfers take less than 24 hours by BACS nowadays.

Keep a record of his correspondence about rejecting the inventory and the date he has done it...

  • Do your payments go straight to the LL or do they go to the Agent first? God that's a scary piece of info, which daft government would put the tax onus on a tenant? :(
