  • As the OP has suggested.., a broadband dongle is hideously expensive and not an overly quick way of gaining access to the net even if u just view a few youtube pages, unbelievable if u download/play games or other large files.

    Well sorry this thread has wandered off topic (entirely my fault)
    My Mum has worked for the same solicitors for the last 20 years and they are doing the conveyancing at a reduced cost (shame it's not free, but HeyHo) and they are fully aware of the issues and quote has taken them all into account.
    Was a 40 a day smoker for 20 years.
    Decided to give up, and haven't had a fag for 12 years.
    Halfway through losing six stone.

    Looking forward to early retirement.

    Just out of pure curiosity, the are can only get broadband at 1.5mb down a BT phoneline, is it possible the other companies don't know the houses exist?

    As mentioned that is likely to be the best you will get until BT upgrade the area to Infinity (aka. FTTC/VDSL). Put your postcode in at http://www.bt.com/infinity and it will tell you if an upgrade is scheduled. There are other companies using BT's FTTC infrastructure, so you don't need to go with BT themselves to get a connection.

    The seller could register the title but he would have to pay his solicitors to do so and he would also have to pay an unnecessary Land Registry Fee so the total extra cost for him is probably going to be a lot more then the extra cost for you and he might then feel he wants to pass it on to you.

    How much extra is OP going to get charged? Unless the title is really complicated I would say £50-£100. When you buy a house there are all sorts of imponderables about costs for the future - you may have an idea but you won't know for certain e.g. the precise cost of heating it and the variable there could be a lot more than £50-£100, so to me it simply isn't a matter that is worth making a fuss about.

  • Can I suggest that if your negotiations have reached the point where it makes sense to register, then don't delay too long in getting the process started irrespective of who is picking up the tab.
    We thought we were within 24 hours of Exchange when our buyers solicitors raised a query on access to our property that has stopped things in their tracks. This was totally unforeseen and is causing us real hassle. Had we suspected this could have been an issue we would have paid and got it sorted months ago. You don't want any nasty surprises at the last minute.
