Interesting it's all about focusing on the monthly figure today.

When the same figure, from the same company was released a few months back, and it was -3.6%, it was interesting to observe how many lectures had to be given (by those now concentrating on said figure in glee as it's just under 0%) about how these figures were merely noise.

Quarter on quarter, thats what we had to look at! That's what we were told. QoQ showed stagnation see back then. Monthly was noise. We were wrong to use the monthly figure.

Now, QoQ is so old skool and monthly figures are back in!

It's all in your head again graham,

I think this is the point of your post.
Anyway, when are the Halifax figures out. I feel as if the bull/bear thing could do with something to argue about.

I'm struggling to find one example of that Graham.

Considering it's been all of 4 minutes since the time of my post, and in that time you've managed to see I've posted, read my post and reply, I'm going to suggest you actually spend some time looking for an example, before coming back to suggest you have actually tried to look, but are indeed actually struggling to come up with anything.

Or next time...at least leave a while inbetween posts, to make it look like you've actually bothered to try and find something, instead of it being blindingly obvious you've not looked, just come back with a nonsense reply.

Oops, is Graham lying again? Perhaps you forgot the conversation we had where I accused the "bears" of suddenly adopting the QoQ figure as it was the only negative one in last months report, and you couldn't find an example to prove me wrong?

    Yes, I'm sure you forgot.

    No lying.

    Again.

You can take whatever figure you like from the report but everything is pointing in exactly the same direction, a gentle decline in house prices.

There hasn't been some dramatic fall in house prices nor is there anything in the numbers to suggest that house prices are about to start rising any time soon. Just a slow, steady decline for a bit. Probably a slow, steady rise for a bit but probably nothing dramatic until interest rates start to rise apart perhaps from one-off blips like September.

It would take some fairly large rate movements to get things to the dramatic stage.

I think by the time rates get back to 4-5% (base) most of the drama will be behind us.

I think house prices for the next 10 years will be very undramatical (paying down debt, and increased taxes).

You think Halifax have houses worth over £300000 on their books?
    Didn't anyone tell you?

    It's grim up north.

    :D
They have houses worth £75,000 that were sold for £300,000 - Kirstie and Phil found them for their clients.

I tend to agree with the only caveat being that the sovereign debt crisis cold put a very big spanner in the works. Even if the UK can carry on servicing her debt, it's not going to help much if all her customers are bust.
