planning permission question

The house I am buying has a detatched garage and toilet block joined to the house by a lean to.

There has been previous planning approved and had a large flat roof lounge and dining/bedroom room added. There is also planning for a loft conversion which whilst the dormer was fitted, the loft was not actually converted.

Since the lean to has been in place for many, many years (as long as the garage has been there) do you think I can get planning permission to join the two up properly?

    Hi Tim,

    The simple answer is to phone or visit the local planning authority and speak to the duty officer. He is unlikely to be able to say yes or no straight away, as the need for planning permission depends on what type of house you have, how large the lounge / dining room extension was.

    Under the General Permitted Development Order, you can add a certain amount to the property without planning permission, subject to certain other issues being satisfied. Any further development outside this limit will require planning permission.

    There are a couple of other members here that are Planning Officers that may pick this up - I'm a chartered Town Planner, but deal mainly with environmental issues. These guys will perhaps be able to provide you with more details on the planning system, but are likely to suggest contacting the planning department too.

    It is impossible to say without a site visit to your property but on principle i dont see there being too many issues. Most extensions and minor works of this nature go through without a hitch.
