    It's about 30cm too low then and won't ever get building regs as is. You have to decide whether that is an issue for you (it would be for me).

    What I was gonna say. If they have removed it, it's probably still on rightmove. Just search, but make sure you include the 'under offer/sold' properties too. Or google it... you might find a cached version of the details.

    How on earth do you know that?, OP hasn't posted property details and you don't have enough information to make that assumption do you, it could be that OP wants 3 bedroom for 2 bed money.

    Non habitable room and no building regs = done on the cheap and possibly not paying any attention to important structural issues.

    Again, do you know for sure it was advertised as a room rather than just an attic?, have you surveyed the property?, it might not have building regs for a loft conversion, but if it was just advertised as an attic then no problem.

    I suggest OP posts property details for clarity, my personal opinion is that OP wants it to be 3 bed for 2 bed money.

    I'm not sure how you managed to get to this opinion. In my OP i didn't discuss anything about the value of the property. Other people brought that up.

    I'm sorry, but i am NOT posting the property details of a house i am be living in in the near furture on an internet forum.


    However what i did discover yesterday was i had seen in advertised as 2 bed - that was in the paper.(i knew i had seen it somewhere) It is still advertised as 3 bed on right move. I will discuss this again with the estate agent.

    You don't sound sure about this purchase at all. Do you need to use this room as a study or something? Sounds like it is not really a habitable room so you certainly should not be paying for an extra habitable room within your purchase price.

    I'm holding back more due the safety than the price (although obviously don't wantg to pay more than i should). If it is a bad job, i'm concerned about the structural stability of the house. Which is why i was originally enquiring about a building survery?

    A full structural survey would be an additional expense.

    Why not obtain two or three quotes from different builders regarding the cost incurred to complete the loft conversion to building reg standards. Accompany the builders during the inspection and pick their brains regarding the safety aspect and the structural stability of the house. This will provide some free info.

    Depending on the outcome, you may or may not wish to proceed with a full structural survey and/or continue with the purchase.

    If you wish to proceed and perhaps are considering reducing your offer in light of the problematic DIY conversion, you could use the builder quotes as a negotiating point in conjunction with the fact that your offer was made on the back of the info obtained from rightmove that it was incorrectly marketed as a 3 bedroom house.

    A loft is a non habitable space.

    What do you think it's been converted to?
