    Are you FTBs? For most home buyers there is a kind of "urgh" feeling once you actually get into the property: you've had all that anticipation but you have to accept that some people have different standards.

    Get a take-away and a bottle of wine. Crack on with cleaning tomorrow.

    As the others said, it would be prudent to change all the locks anyway but the vendors should have handed over all they keys, so speak to the EA about it because it's cheaper to unlock an old lock and replace it than have the locksmith have to jiggle it before you can get the new one in place.
  • Judging by some people's experiences I'd just be grateful that the vendors left the light switches and the skirting-boards behind...
  • I'd presumed he meant that they had left loads of carp in the house - not that it had been cleaned.....as you can't tidy when there is nothing there....

    If the carp are in tanks......can they not just release them in local lakes....if they're free swimming then that's a bigger issue:rotfl: !!!

    I move next week and i expect to have to clean our new home no matter how it 'looks'. I also expect that the buyer of this place to be oing the same despite it being cleaned well before we go.

    I wondered about the locks, I have considered it but not actually done anything about it yet. I guess i should look for a locksmith, oors are UPVC and i have no idea how to change the barrel

    edit: ignore that I was being a bit dumb, google has shown me its simple so i'll do it myself while hubby oes the physical stuff ;)

  • Was OP not able to talk to the seller - or were all these assurances obtained via estate agents?

    If OP talked to the seller he would be more able to judge how shifty he was and could have taken extra precautions, e.g go round day before completion and have a look through windows etc.

    After the event, the cost of pursuing the seller is usually much more than the cost of tidying the place up etc. Therefore trusting to some vague assurance from the seller isn't really enough. You have to make sure he performs and if the day before, the place is obviously still a mess then first thing on the morning of completion ring your solicitor and tell him. He can then get on to the seller's solicitor and insist that an allowance is made from the completion money to cover the cost of clearing the place because the seller is not giving true vacant possession. After the money has been sent it is usually too late.

    A bin full of rubbish is annoying.

    A skip full needs someone shouting at to pay for it.

    However if it's all tat bin it, but freecycle is a great place for getting rid of even the most decrepid junk.

    Dirt - well people are lazy !!!!!!s and it's probably best to just get on with it.

    Any door you do not have a key for - bill the seller for the cost of a locksmith - give them 12 hours to return keys first though.

    New locks all round though.

    my solicitors would not let me give the money until i had inspected and phoned up her that the house was still in good order..the day before we got the keys.
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.
