Debate House Prices

If you prefer a sliding scale then tell him. Those prices suggest 1k plus 20% of anything over 20k.
Agreed that that is much better, so there are no nasty steps in the scale. It's really a question of whether the EA will add 20% value. He could do if lots of people get excited about the extra land.No reliance should be placed on the above! Absolutely none, do you hear?0 -

Got the agent's quote for selling our old garden yesterday and not sure that we like it:
£1k for a sale price of £20k
£2k for a sale price of £20-25k
£3k for a sale price of £25-30k
£4k for a sale price of £30k+
Personally, I think we could get to £20k without him, but it's worth paying £1k to keep out of the frame.The rest looks a little steep and I don't like the stepped scale as opposed to a true sliding one.:(
He argues that as he may have to negotiate with a number of different people, value their houses with & without the land/access etc it will involve him in more work. I say we could pretty well value the houses off the Internet (two have sold in the last year) so that's twaddle. Anyway, will they take much notice of what he says, as he's working for us?
What do you folk think? The needs of country folk mean that I will be on a major foraging expedition in a short while, so won't be around for a few hours, but I'll be back later.
if you believe that you will get more money (net of fees) selling it through the agent then it is "worth it" i suppose (although sliding scale would be better than this ratchet which incentivises the agent to get the price up to a certain level but then no higher unless he thinks he can get it up to the next level). but what do you think that the agent will actually do which will result in a higher selling price? from what i remember about your original post on this, the land is only going to be of interest to a handful of people i.e. the people whose gardens adjoin the land. so the agent isn't going to be able to generate any more interest in the land than you will - the only thing they will be adding is therefore a bit of sales patter.
if you want to stay removed from the process, you could always funnel contact through whichever solicitor you appoint to do the conveyancing, although this may well not be any cheaper!0 -

As for spamming - I've never managed it. Changed host a year ago - sent out an email and it brought the servers down. So now I need to get round to speaking to the host again to find out how I do it without bringing the servers down. I had to sit for a solid 24 hours refreshing the bl00dy pool so the site was running and not a horrible error message
Plan A, day one was: get them to opt in, I have my list. Actually getting to the bit where you can use the list always escaped me..... and the list grew. I think I get 25-30 new opt ins every day. Not even looked at how big the list is this year.
Every time I go to my website, night or day, there is always 60-90 people on it. Scarey.0 -

It will be a lot cheaper.
Unless you want a QC and for them to go and value people's houses as well. And build the fences.Everything that is supposed to be in heaven is already here on earth.

You could stick up your own "For Sale" board on it with a PAYG number .... locals are most interested in it. People going past will be interested in it. Nobody from up country's going to be looking around for a random piece of land to buy.
Get yourself a "For Sale" sign and bang it in the ground.

i am sure it would be cheaper if it sold for £30k; however, if it sold for less than £20k and the agent would have "only" charged £1k to do all the negotiating, i guess there is a risk that the solicitor will be more expensive if there is a lot of to and froing between parties prior to an agreement on price. plus of course if the agent could only achieve £15k you could decide not to sell and not pay their fee, but i suspect that a solicitor would be unlikely to do all the negotiation work for you on a contingent basis.0
