  • I know the mortgage debt is your biggest worry, but for any of the other debts, it may be worth calling experian and explaining situation, they may be able to help with disassociating your address from the previous occupants.

    Hi-I was in a similar position with an exrented property that i bought- bailiffs would regularly appear to reposses their car and we had people knocking on neighbours doors reputedly from the telephone company.

    Eventually i cracked and ended up screeming at one guy what on earth had i paid all the money to land registry for-his reply was that the debt collection companies dont bother to look at land registry- if they have someone in the locality they try that first!

    great-so what i am saying is dont rely on you being registered with land registry to sort the mess out.

    it took 2 years of constantly sending back the letters before they stopped-lesson learnt on that one!

    sorry-not very encouraging.

    We are in exactly the same situation. Completed on our house in July, baliffs and debt collectors keep appearing at the door. Though they do all act very politely.

    Our seller's have had their mail redirected; though I don't have the address. Today's baliff said that was clever of them as they can carry on using our address to get credit cards etc, spend on them and everything will get forwarded to the new address.

    Our house is showing up on the housemoving websites but land registry are still showing a charge put on the property before we bought it. As people say this might not be upto date info.

    I have thought that we have mortgage advisors and bank workers on here but no solicitors. There have been a few threads recently where professional legal advice would be helpful.

    Yes, but here they give any help and information free of charge. Cannot see many solicitors offering that! I think we have a couple on here though, the advice they seem to give is to "consult your own solicitor".

    will one mortgage co. try to re-possess a house that another mortgage co has a mortgage on?

    Anyway, a simple, easy thing to try for all the Debt Collectors:

    Put a clear, large (as big as you can stand) sign in your window headed "Debt Collectors" and then have include an explanation of the situation, and perhaps details of the previous occupants solicitors (check with your own if this is ok?). End it with a warning that disturbing the new occupiers about issues relating to the prvious will be deemed harrasment and will be reported to the police
