anyone recomend a forum about property location

Hi,
this is a great forum, but i wondered if someone could point me in a direction of a forum discussing location of property.

Basically, i want to buy a house in leeds, but there are good areas and bad areas obviously.

But how do i find this information out? or even better find out what areas are up and coming...

It would be great if there was a forum somewhere, and i could say, right i'm thinking of buying a house in this street for such amount, is this a good deal or are there issues i need to be aware off...

Make any sence?

    I dont,my best mate does, she says there is no up ansd coming now, everywhere is priced high.

    The real bargains, she says are bradford or huddersfield.

    Thanks so far,
    see that's just my problem, i only ever hear what individuals have to say, but i don't know how much weight that carries.

    It's like going to the pub and hearing one person talking about how "hilarious" the latest Mr Bean film is.
    If i took his word for it, then i would pop down to the cinema on his recommendation and hate it.

    but instead i would go somewhere like IMDB.com and see what the overall opinion is.


    Why isn't there somewhere like this for buying houses in certain locations, where people can help each other out and say, get in this area quick, it's about to get planning permision for a new tram line for example.

    With so much money at stake i'm surprised there is'nt any group somewhere.

    Lynzpower, going completely against what iv'e just said, why don't you ask your mate what she thinks of Holbeck.

    It's a pretty rough area at the moment but apparently it's getting a fair amount of money to regenerate the area.

    OK heres a few things.

    1. if prices go up in holbeck, they are likely to go up everywhere. So if you make a 20k profit on a holback property, youll have to spend that EXTRA on the property in say horseforth where you move to.

    2. MAY get LS1. I certainly would not consider buying anywhere on the strength of this.     Take some time to see where else in your area has this diversity within postcodes - its interesting :)

    if you are living in an area for 5 years, fine. You have to sell the place, like anywhere it can improve or deteriorate. Londoners may know of thinking about all the money thats been poured into among other locations Stonebridge Prk, Brixton, and there are still enough problems in those locations for me to state Id never live there. EDIT, the article suggests that the area is actually set to deteriorate "The main risks to Holbeck is crime and unemployment - with northern public sector money drying up and public sector jobs growth stagnating, this may edge unemployment up in the medium term."

    I've also heard about the areas immediately outside the city centre in Leeds changing to LS1 postcodes - a lot of people believe that house prices will rocket in these areas. I personally am not so sure - crime and unemployment are a big problem in those areas as Lynz says, and doubt this will be improved greatly by a change of postcode.

    Property prices in my area of Leeds seem to be levelling out at the moment, with properties staying on the market for months sometimes, without any offers. A couple of years ago, houses were selling quicker than they could put 'For Sale' signs up. I may need to try and sell mine soon (growing family) so I hope the market doesn't slow down too much!

    I don't know if its of interest or relevance, but apparently they are building loads of nice new apartments in Bradford city centre as many people are finding it is more cost effective to live within walk of the station and commute to Leeds. There are also some really nice areas on the outskirts of Bradford, with nice old houses, such as Saltaire and Shipley which are only 10 mins to Leeds City Centre.
  • I've just bought a house in Farsley (well bold statement, it's sold subject to contract!).

    My girlfiend and I looked all over Leeds. We'd settled on a property in Cookridge which we didn't get an offer accepted on and looked all over.

    Our shortlist of "nice parts of Leeds" was
    Horsforth
    Cookridge
    Rawdon
    Pudsey
    Farsley/Calverley
    Rodley
    Alwoodley
    Moortown
    Chapel Allerton
    Roundhay

    Some of those areas are ridiculously expensive but we found a property at the right price. I wouldn't even entertain the idea of living anywhere in South Leeds, bloody awful! But a "rough area" is subjective. What some people can live with some people hate!

    I've lived all over north Leeds (Hyde Park/Woodhouse/Meanwood/Burley/Lawnswood) so had a good idea of what I liked. Do your reasearch, have a drive about, go in a few pubs. Check out the natives. That's your best bet!
