Lead cabling was used until the mid 50's, followed by rubber and fabric insulated cables which were phased out in the 60's.

Flat PVC was introduced in the 60's, but be aware that many lighting circuits installed at the outset were not cabled in flat T&E...only flat twin - ie there was no earth.

I removed the lead cabling form my mum and dad's victorian house front porch and coalshed lights in 1998, the house had been rewired three times without fixing this. Lucky I was a qualified ariel rigger in the roayl signals and still had my paers.

Surely when buying a repo property you have to factor in a rewire and replumb as standard?
Th CU may not be out of date, but a house wired in 1985 will not have sufficient sockets for most modern requierments. And that's assuming that it was rewired when the 'new' CU was installed, which may not be the case.

who said i didn't factor that in?

i am learning of more experienced people on here.

i have had my sparky friend round and he is going to rewire the house for me and do quite a bit of work for around a grand

it doesn't need a rewire but as i want a bit changing doing i am going to get the wiring done while i get the central heating done. get the two big jobs out of the way

all new sockets, switches, CU, also another unit in the outhouses to seperate them from the house if they trip.

moving of sockets, adding sockets. lights out the front and back

all cables inbedded into the wales

new cabling ran to the outhouses etc

I'm very suspicious of that price for a full rewire TBH. You sure he's going to do it properly including full testing and certification? Is he fully qualified for domestic installations? Or is he just practicing on you? Or is it just a tiny house?

    Cheers

He will do all the work and his boss will check and sign it off
  • Blimey - at that price does he want to do a 4 bed detached in Devon in the Spring?!!

So he is practicing on you then. You do realise that an electrician cannot (or should not) sign off anyone elses work unless that person is under his direct supervision don't you - especially for an makey-learny. Who's paying the bosses costs?

    Hi guys

quick update i am going to go with someone who can sign it off and give me the certificates etc.

if i only get new sockets, CU, new lights does that need to be signed off with a certificate?

i take it a certificate proves that the job was done right and i can produce this to insurance companies and when i declare it on the sale of the house? any other reasons?

what are the rules regarding why certificates are needed and when should you expect a certificate etc

    thanks

the rules are very wooly and vague. ive never been asked for any certificates by any solicitor.

well i need to find out what the deal is here.

i can get it done by a fully qualified guy on the cheap i.e on his days off but he cannot provide certificates as he isn't a company. the company he works for can but they are more expensive

what happens if there is a fire caused by an electrical fault and we don't have this certificate (ok it may of got burnt) and is that another easy way of the insurance company not paying out?

when you come to sell the house apparently one of the declarations are if you have had your house rewired and if yes, provide the paper work. again i don't know this just from what i have been told

Any other reasons as to why the certificates are important?

what do other people do on here, pay the full whack with certificate or go the cheaper router without

    thanks
