are you stuck on Guildford?
There was a nice semi in Woking in an auction last month, don't know if it sold but it was guided at low 200s.
Save yourself 100k if it is still available & it's only a short drive.0 -

Don't know the area, but on Streetview it looks like it is one of the least attractive houses to look at on the street. And at £375K it is priced the same as the most expensive ever sold on the street.
Lots of the houses on the street have garages but that one has none therefore it must be less desirable than others, and therefore cheaper I would have thought. It does look smaller from the outside than most of the others on the street.
For example, the other house on that street priced at £399K has square footage of 1233 square foot, plus garage.
The one that you are looking at at £375K has 943 square foot with no garage, so quite a difference.0 -
What I would be worried about is that the kitchen is completely removable. It's an IKEA (varde I think) range, I used to have some of those (however I did have them 'fixed'). It would be worth checking that it will be included in the price & not as an extra. Last thing you want is to move in & find yourself without a kitchen!0

Ahh, this is my neck of the woods.
This price is reasonably typical for that part of Guildford as it's a nice area. You could get a 3 bed for 100k cheaper north of the A3 on the estates if you want to compromise on location.
What you'll get it for depends on how motivated the sellers are. Guildford hasn't seen as big a drop in recent years as many other towns as it is prime commuter belt with a mostly non-chavvy reputation (unlike Woking for example); as long as you avoid north of the A3.0 -

Hi,
We were looking around this area before we bought earlier this year. The price feels high, since it looks an ex council property. There are good schools in the area so that is an factor.
It's not an attractive house and I don't think it's priced to sell - more likely priced so that the vendors can move upwards and the area is so expensive. This area isn't the first to suffer with lower prices but I think it will catch up. Relative to other places we were looking at I think it's worth £300k0
