Window replacement headache

    honestly i hadnt considered secondary glazing, suppose i could look into that.

    I assume by the amount of alternatives suggested that chasing a ball park figure on double glazing isnt likely to bare fruit until i get a fella around to measure up? (suppose i could always withdraw an offer if the cost is hurendous)

    Its a bit like .. how long is a bit of string?

    To be clear on your requests ( or rather G/F )
    The wooden windows are shabby ??? but sound??
    Not secure and only single glazed

    If sound, a very quick rub down and repaint will put the problem off for a couple of years.
    Secondary glazzing is cheaper AND fit some better locks .
    Remembering my first house , money will be tight.

    So you are not 'bidding' on a house, which is how you buy at auction, but merely considering putting an offer on a house through an estate agent?

    I based my previous post on the former.

    If you are going to put an offer in on the house then simply allow £3-4k for replacement windows on top of what you are allowing for other works.

    I wouldn't let a bargain slip through my fingers for the cost of a few windows which, by the sound of it are not in need of immediate replacement. Put this money towards work that is essential.

    As wallbash says the security issues your gf has are cheaply resolved with additional locks.

    It may come as a surprise to her but for centuries people have been and still are, living in houses without double glazing

    Of course any offer you do make will be STS (subject to survey) and in any event that survey may throw up other problems that may require you to lower your offer or withdraw it altogether.

    yes sorry probably wrong terminoligy to use, yes putting in an offer is what i meant.

    I know exactly what you are saying regarding security but its hard to put this argument across to her as we were broken into by 4 people a year ago and she was in the house at the time...

    for an average costing, work on 400 quid per DG unit.

    sash or casement windows. Replace casements or sash with 4:6:4 DG and just have new casements/sashes. Paint frames and keep costs down, best of both worlds.
