Window replacement headache

Hello folks, I know this isnt a quotation website but im putting the question out in as many places as possible.

anywho...me and my gf are seriously considering bidding on our first house in kent. going relatively cheap as it requires lots of updating. We've been crunching numbers and cost to update vs potential resale looks very good.

Only problem we have is all the windows need replacing as they are single glazed with shabby wood frame. the cost of this is the only thing we are finding difficult to get quotes for without having lots of people come visit and we know this will be the biggest single cost which may determine if its worth buying or not.

so can anyone in the know give me ball park figure for such a job

5 windows (W x H)...

window 1 - 290cm x 210cm
window 2 - 90cm x 120cm
window 3 - 240cm x 120cm
window 4 - 180cm x 120cm
window 5 - 120cm x 110cm

Assuming that all windows are uPVC double glazed

i cant post a link of the largest picture but it will not be a single pane, the window is broken into 6 smaller panes of glass

    yes you are correct, the main window we would be looking at 2 tilt turn panes, but the rest would be standard hinged windows that open at the top(?)

    is the Anglian scrappage scheme worth looking at or is it a marketing ploy to make you think you are getting a good deal?
  • When you say main window are you talking about the first one listed? If you are I think you will find they are far too big for this.

    If the window frames are not rotten beyond repair, why do you wish to replace them.

    Rubbing down, filling and re-painting you should be able to do yourself for well under £500 as long as no special access equipment is needed. If you can't do that yourself then you should reconsider becoming a property developer.

    If the house doesn't need a re-wire, re-plumb, updated kitchen, bathroom and interior re-decoration then it is not likely to be cheap, even at auction, unless there are some serious structural problems.

    Have you had a full independent survey done? This can contain estimates of remedial work if you request them.

    Plastic D.G. is not likely to add much value compared to well maintained/presented wooden ones. An additional £1200 spent on a quality bathroom or higher end kitchen is likely to provide a better return.

    I blame the Beeney type programmes.

    yes the 1 / biggest one listed. are you saying the tilt window systems are too big or that the window listed is too big to accomodate tilt windows?

    Its hard to explain without being able to list the image but the largest window is infact made up of 6 smaller panes of glass so essentially one large are made up of 6 panes of glass of approx 90x70cm (W x H)

    if you were to type in 3 brenda court, granville rd, da14 you will see the property...if thats easier

    i dont intend to be a developer, i will be living in this property for some time but Im still looking to the future and resale. main reason for replacement is the fact they are single glazed and dont even have proper locking systems on them, just a lever arm.

    The question is , are the windows salvageable, or is replacement a must?


    Also I think the OP is looking for a safe warm house rather than doing a Beeney.

    yes, for security and my gf's peace of mind she will not tolerate single glazed windows that dont have a proper locking mechanism. upvc is cheaper so wood framed windows will have to wait until i find my perfect house.
