Wow, for someone thinking off the hoof its took you a few hours to come up with something that has taken me literally weeks of all angle searching and endless sleep. I had not thought off the buy off scenario...which if of course an angle someone on the make would actually warm to. I cannot thank you enough for your imput. I will keep you up to date as everything is now in place and I would be expecting to exchange by Wednesday or Thursday. No I probably will not be moving in under the present circumstances, buy you never know, they may just smile and take down the fence. I would.but then I would class myself as normal. I am now more confident than I have been in weeks.0

Another angle would be to exchange contracts and send letters to these characters demanding they put up their claims or shut up by completion date. Tell them very clearly that if they don't either state their case or remove their notices by completion date, then you will take them to court for removal of the notices and take them for costs.
Flag up the completion date very clearly and state that you will enter and take possession. Then on completion day, go in with a private security contractor and a fencing contractor. If there is any confrontation, leave and don't complete. If you are not challenged, then instruct your solicitor to complete and get the fencing contractors to do their job.
I have a dislike of these characters - effectively they are holding property to ransom and if you can get away with it, it looks like a good scam. But the cost to society will be terrible if this kind of idea gains traction. I would still have the 'without prejudice' buy off discussions with them before exchange, just to get more of an idea of what you are facing, but then go for the above approach unless you can buy them out very cheaply. But in principle, I don't like giving money to scammers.
