    Exactly. I can honestly say that believing what I read on there has cost me £10,000s over the years in rent.

    I think its important that those of us who are suddenly banned with no actual explanation of why, let others know. I suspect a large majority of posters wouldnt want to contribute to a site that is run in such a way (if they knew).

    It could be you next.

    I would not worry about the HPC mate, one way or another they are finished this year. If the long awaited property crash fails to happen this year then it just is'nt going to happen, and if it does happen then there will be no point visiting that site.

    I will be glad to see that last of that site to be honest, really is quite an ugly place.

    It couldn't be me next. I make my own life choices and accept the consequences, sometimes good sometimes bad.

    As the average house has gone up £70k since Nov 2001 how have you managed to be hugely better off? I am expecting you to say you invested in something which has done fantastically well since then and if you have you won't mind me asking what I could invest in in 2011 which would allow me to say in 2021 that I would be hugely worse off if I hadn't done so.

    Honestly though, if you knew a sure fire winner in 2001 which would net you in excess of £70k do you have a modern day equivalent (or would I need to be taking a bit of a chance).

    Very boring Asian fund that does not include Japan or China.

    I'm young(ish) so I can take the risk but you have to have the cash to play with. That is the problem for most.

    Well it seems like apart from being prepared to take a risk with your money, having the cash to play with in the first place and having the knowledge of foreign funds you are pretty much just the average punter on here.

    Who knows, maybe I got lucky.

    But it's always best to invest in places which are moving up the ladder, rather than down.

    Saying that even my Hendersons City of London has done quite well.

    I'm sure many have done much better though.
