Alternatives to Conveyancing Warewhouse.com? Lender wont deal with them

    It it isn't nonsense then it may as well be....

    Certainly no problems with my Lender - First Direct....

    Threathen to find another lender... there are plenty of them around throwing money about.

    Hmmm, "If you don't let my one-man-band solicitor do your conveyancing then I'll take my business elsewhere."

    I can guess what the answer will be!

    Remember that as well as doing your legal work , your solicitor is doing the work on behalf of the lender in registering their interest on the property. They can therefore make whatever stipulations they want.
    If you pushed the point, they may allow you to keep your solicitor for your side of the work and pay their legal fees for a solicitor acceptable to them to look after their legal interests. Of course tthis will cost you more and involve another legal bod in your purchase.

    As you can see, it does state there are TWO principals.

    I phoned the lender and pointed this out, they said "OK", not a problem.

    Everything now going ahead as planned.

    Not sure if you're still looking for alternatives or not, but I used https://www.cotswoldconveyancingcentre.co.uk for my last house move a couple of years ago, and again in my current move that's on going at the moment, seem very sharp and unlike others I've dealt with, they actually return messages/are easy to get actually get a hold of. I think they're rebranding under 'newhomezone' or something, but the above website still works.

    Forgive me if this is a stupid question! We am in the process of trying to sell our home (a long story, see http://forums.moneysavingexpert.com/showthread.html?t=249825) and to save costs we are also considering Conveyancing Warehouse as they are £300 cheaper than our local solicitors.

    The question is, will our use of CW to sell our home cause our eventual buyers any problems or delays? We are emigrating so not buying in the UK but we don't want to cause any unnecessary delays. If we hadn't had to drop our asking price so much I would have stayed with our local solicitors but now every penny counts (and we still have to find a buyer!).

  • Well I can only speak of my experience of CW.

    We've always been able to get hold of the solicitor handling our purchase.

    We've had regular letters updateing us on progress

    The local solitors that our sellers are using have dragged their feet an awful lot by not returning calls/letters.

    Personally I think the name 'Conveyancing Warehouse' puts people off. It gives an image of some sort of sweat shop. The name is just the online branch of a solictors called Roberts Solicitors based in Macclesfield.

    The number of solicitors doesn't matter, it is the number of partners as they are the people responsible if things go wrong. In a sole partnership it is easier for financial irregularities to go unnoticed and if they are made bankrupt, there is no-one else to chase for misappropriated money or correction of mistakes.
