Alternatives to Conveyancing Warewhouse.com? Lender wont deal with them

Any alternatives please?

I instructed them last week.

Now my Lender (GMAC RFC) have they said they will not deal with Conveyancing Warehouse/Roberts solicitors as they only have 1 partner.

GMAC require my solicitors have 2 or more partners.

Anyone else experianced this?

    This is a usual requirement of many lenders.

  • I would only ever use a bone fide solicitor. I always have and the only person I know who used a conveyance firm had silly irritations that they could not deal with (hard to seek advice from overseeing solicitor!) and it was hardly any cheaper. It was my sister-in-law who has only ever moved once and took notice of the Estate Agent for everything. Had I known they were going to use this firm I would have put her in touch with my own solicitor.

    Nothing like that was ever suggested when I did my instruction and mortgage.

    Oh and pbrabley936, CW cases are dealt with by qualified solicitors, so far they've been on the ball for us.

    I wouldn't know how you go about finding out how many a partners any firm has. I hope you find a solution soon.

    You can find out how many partners a firm has by looking at their registration on the Law Society website.

    I have heard this requirement before when I used to do mortgages many years back. Nothing strange or unusual about it but not all lenders require it.

    I think some lenders got worried after there was a scam involving a dodgy solicitor, dodgy EA and dodgy surveyor back in the 80's. As the solicitor was a one man band some lenders decided that multi-partner set-ups gave them more security. This is all rumour and IMHO, but there could be some truth in the story.

  • This is a complete nonsense and I would be complaining to the lenders regulator. It makes no difference whether a firm has one partner or ten, the procedure is the same and there is no reason why you can't get the same service. And to suggest that solicitors are superior to licensed conveyancers is laughable.

    You do realise that when you go to your plush firm of solicitors with six partners that it is not actually a solicitor who does your conveyancing for you? (who signs the letters is irrelevant.) The work is usually done by a legal executive (that's a clerk in English) earning £18k per annum, whilst they charge out his or her time at £150 an hour. You can actually get a better service from a one man conveyancer because they are specifically qualified and that is all they deal with.

    Its not nonsence. Do a check on google and you find it mentioned fairly often. Whilst the requirement may seem a bit silly, the fact that many lenders insist upon it and have done for very many years means the regulator isnt going to be interested at all.

    I also checked a some lenders sites and saw it mentioned on there a few times.
