Besides, I'm gathering the reason for these improvements is to eliminate the need to move. To move to a different house with these works will encounter the extra value, plus selling fee's of existing house, plus legal fee's.

We've had numerous quotes but I've said yes to the first that came round. They were slightly more pricey than some others, but by far the most professional and impressive.
When it comes down to it, £45000 all-in does include the piling which would cost £8-10k, all architectural work and also costs involved in dealing with the council planning. It's also going to be 'finished' at completion so it can be lived in straight away without the need for any other work on it.
