Hi all
Had a few quotes now, but all are coming in around the same mark! The company that gave me the original quote of £41500 excluding VAT are now coming in at £45000 all in. That's now INCLUDING VAT (at 17.5%).
The council say it's going to need piling or very deep foundations and that's coming in at around £10k.
Is it even worth it? The house is valued at around £370000.
We're not planning on moving for a long time, hence doing the work, but is it too much money for what it is?
Or can I get the work done cheaper?
Aaaaarrrggghhh, help please!

Doesn't sound as bad! Would say strong but your in a different area, and i'm gathering your price includes all drawing's and liaisons with building control. This is something that costs per/m2 will not include. Did you get any more specific, broken down quotes?0

The quote I've given you is pretty much all in from design work through to the finished project, including council dealings. Think I'd have to pay for flooring too, but fitting is covered.0

that price maybe about right for your area.
my uncle had one costed a few yrs ago here in the NW. similar to yours.
the quotes were far too high, (the best being 30k). so he did it himself.
came out at 15 grand.

TBH, my 1st though from the picture was 'over developed'. What's the maximum price ever made in your street? 'Cos you'll need to beat that to get a return after shelling out £45K in a stalling market.0 -

What do you mean by 'over developed'? Surely it's just an extension that happens to have a glass lantern as part of the roof?
It's quite a new street so no-one's sold an equivalent house yet. A few have been sold but they're a different spec (less bedrooms).
I suppose you've got to consider that because of the tree, piling is required which is accounting for £9-10k of the cost. I think.0 -
Besides, I'm gathering the reason for these improvements is to eliminate the need to move. To move to a different house with these works will encounter the extra value, plus selling fee's of existing house, plus legal fee's.0
