    Our dining room has an extension that had a polycarb roof, all open-plan, we lived with it for years, but when the leaks got bad we replaced it with a glass one. One of the best things we ever did to our house. Gone was the awful noise when it rained hard, gone were the drips, gone was the bitter cold in that room (we added a radiator too, but have not needed it yet this year) and it wasn't so hot in summer.

    I know it's a couple of weeks on from the initial post, but if keen on house, offer low, citing the roof, then replace with glass using a reputable company when you feel like it.

    my plastic conservatory roof is not that noisy unless it is absolutely p*ssing it down. I love the sound of the rain on the roof and choose to sit there when it rains

    the old conservatory was a poly carb roof - noisy and it was not heated. I took it down and put a larger new one in (400sq foot) - there was no way we were having polycarb on it - it's not easy to replace the polycarb because the roof will not be strong enough to support the glass.

    One tip if you do replace - pay extra for the proper heat reflective glass if it's south facing - ours is airconditioned but this summer, the aircon on flat out struggled to take the heat off that much and the proper blinds are extortionate - as for heating, get a proper central heating engineer to run some radiators in there - costs relative peanuts to running storage heaters....

    As for cost, including all footings, plastering, brickwork, electrics, assembly and drains and flashing, just under £17.5K in Surrey for that size.... - but I haggled hard and timed it right (i.e. had it done when they had no other fitting jobs on in January).
  • Our Conservatory is a lean to type and had a poly carb roof that leaked the slope was non exsistent so water would lay on the front therefore weighing down the roof putting pressure on the joins. We held back the leaks(mostly!) for a few years until......... enough was enough and last Winter had a sloping roof built and then covered in roof felting.(the builders{cowboys in part} did mess the roofing felt part up though and that needed some changes) The inside we plaster boarded and had it skimmed. It is now a loverly room that is very quiet and very well used throughout the year. Mrs H
