How Long Before Offers Are Made After Viewings

    Could well be that they've got other viewings lined up they want to get through first, or that you're their second choice if they don't get an offer agreed on a first choice. Could be there's a minor domestic disagreement about which one they're going to go for... nigh on impossible to second guess people.

  • I think the key thing is, not to get your hopes up. Until someone offers, assume noone is interested.

    We bought in August. Viewed the house on the Saturday. Went back for second viewing Sunday. Offered Sunday afternoon. Negotiations back and forth. Offer agreed about five minutes before the EA closed on the Sunday. :)

    Most buyers will do a second viewing and I'd expect an offer to come reasonably quickly after that if it's going to. There might be cases where they're offering on something else first and you're a fall-back but two weeks is a long time.

    When I was selling I had a guy make me an offer and try to start negotiating face to face during his second viewing. I told him I'd think about the offer and respond through the EA. I was so taken aback I didn't want to get into a negotiation there and then!

    Oh, if the broker is not doing his job but you know your Loan to Value ratio and your Loan to Income ratio and know it fits, make an offer subject to Mortgage and Survey.

    by 'pair of mortgages' i mean that we can't say on our current mortgage and let this house out, so we need to change this to a Let To Buy mortgage, release some equity, then get a mortgage to cover the rest of the cost of the new house (equity + deposit + mortgage loan).
