well, we viewed somewhere on the recomendation of our EA - so we didnt know the area too well when we went ect. we are looking to let ours and buy this one. we are waiting for a firm mortgage offer from our broker before we make an offer as we dont think it's nice not to be certain. irritatingly our broker has been ill and therefore not very proactive.
its now a week and a half after the first viewing and we had a second viewing after a week. hopefully we can pin down a pair of mortgages and make an offer by the end of this week. that would be 2 weeks from first hearing about the house.Relax, Breathe, Love 2014 Challenges:Cross Stitch Cafe Challenger 23. I would say a viewing in the evening - offer usually by 11am the next morning; viewing in the morning - offer within 2 hours. Of course if someone has to sell their own property or wants to see a few more....well there is always a possibility they will return at a later date. As for your guy...if he wants to make an offer he will. Don't bother chasing him as even if he makes an offer he is obviously not that keen and could mess you around.0

I've just had an offer on my place from a first time buyer couple who viewed twice over a month ago. They have been confirming they can get mortgage etc apparently, or they may have just been looking around more, but whatever the reason, I'm really chuffed!0

Yes that's what struck me as odd as well.
Why would a cash buyer be in talks with a mortgage advisor!
The only thing I can think of is he is a little bit short as ours may be a little out of his price range and he is talking to a mortgage advisor about getting a small mortgage for the difference between the value of what he has and the amount he is willing to offer us (if indeed he does offer!!)do you mean a no chain buyer? A cash buyer doesn't need a mortgage!0 -
I now ignore all 'promises' from viewers. When it was on the market before the previous sale fell through, there was one woman who viewed and made all the right noises and said, 'You won't sell to anyone else will you, before I can view with my husband tomorrow,' and she was saying how wonderful it was and how she loved it, blah blah blah. Of course, no more word from her. And then this week we have someone (an Investor, apparently) view who said he would DEFINITELY be calling the EAs with an offer. Has a property round the corner and wants to rent it out... blah blah. Funnily enough, the phone hadn't rung yet.
I dunno why some people give it all the Billy BS but they obviously feel the need to. Complete waste of everyone's time and gives you false hope. I'd take it with a pinch of salt and forget all about it until you get a firm offer from someone through the EAs. Actually find myself biting my tongue not to go 'yeah yeah' when they say how wonderful it is and it's the best they've seen, or that they'll DEFINITELY be coming back for a 2nd viewing (had a few of those too)...
I'd offer immediately. Not one to mess around, play games or be anything other than upfront. We want a house at the moment and the EAs are well aware of that fact. No prices discussed yet, but they know we're interested. As soon as I accept an offer, we'll be on the phone to them to get the ball rolling (if it's not sold by then). If we're 100% sure we want something, we'll offer within hours, not days - unless we have other things to see, but, even then, if you know, you know...

I will take your advice and sit back and wait to possibly hear from them, if not I guess it's their loss, we arn't in a great hurry to move.

I'm looking for a house at the moment and I'm probably going to put an offer in on a place at the weekend that I viewed last week. We liked the place, but are getting to know the area a bit more and seeing what else is on the market before we put an offer in.0

I think it depends on your local knowledge. My last house, I had lived in the area for 20 years so knew exactly what type of property I wanted and where. So every property was more or less a yes or know after viewing. That said, I still had a short list so would have waited until I did second viewings on all four properties.
This time, my local knowledge is much worse so I took a lot longer to decide whether somewhere was worth offering on.0 -
Guess everyone is different, but with the house i just bought, i put an offer in 1hour after viewing it. Id already viewed loads of houses in the area, been gazumped on one and was fed up with sellers not wanting to reduce their price, so i wanted to get in quick.0
