  • That's a bit unfair, Landy. My survey threw up similar things and no, I didn't notice either as I'm not a building expert which is why I was happy to pay for a survey.

    the OP says, "faults thrown up by the survey", which doesn't suggest known problems to me.

  • Ask yourself, are you willing to stump up 12k for these repairs after buying it? If not then you don't buy it.

    Ultimately unless you are willing to walk away from the purchase you don't have any power in the negotiation, despite being a cash buyer.

    I wouldn't turn on lights in a house I'm viewing. When showing my own house I turned the lights on but another friend hated the EA doing this in her house. I think you are being unrealistic to expect everything to be picked up after 2 viewings. Shall I list the things I did pick up./..

    This is why buying a house is a big deal and a stressful time - so many things to pay attention to.

    I was ready to walk away if they didn't come down on the price. BUT it wasn't a nice few hours waiting for their reply because I really wanted this house. You can't do anything about other people's stubborn refusal to see sense. But you don't have to go down with them either.

    It's possible they picked up on the fact that you "really wanted this house". If I was in their shoes, I'd be playing hard ball,too.
