Seller refuses to negotiate

Am slap in the middle of a one sided negotiation on a house.

The survey (and I now realise surveys aren't the be all and end all) has thrown up £12k worth of stuff that needs addressing so I put this to the EA who in turn told the vendors who in turn have gone mad saying they will put it back on market today if I don't pay the price agreed before the survey.

I expected them to come back with a counter proposal - a half way price of say £6k - and then get on with exchanging. I do want the house but feel they should acknowledge some of the points raised in the survey which add up at the end of the day.

Instead they keep going on about the 'house up the road went for this price and the one down the road for that price' and putting a lot of blame on me not being honourable and sticking to the agreed price. Meanwhile the agent is saying nothing - to me at least and acting like they don't know anything about house selling/buying all of a sudden. Any advice welcomed.

    Your seller is an ostrich! There will be no negotiation while their heads are in the sand.

    It is entirely up to you what happens next, either you say in view of the survey this £X is my amended offer, like it or lump it and be prepared to walk away (or at least look like you are walking away - make the amended offer and then do not contact them again. Or you pay the offered price and live with spending more than you needed. (Presumably the mortgage valuation has valued the property higher than the survey as if that comes in lower than your offer, you may well find (assuming you need a mortgage) the amount the mortgage company will lend is reduced.

    Thanks. Thats part of the prob as I'm cash buyer and don't have a mortgage valuation. Good in one sense being a cash buyer but the downside is that people try it on.

    I agree with what you say but when you want somewhere its not easy to say you're going to walk away.

  • Put in an amended offer of what you feel it is worth paying and then the ball is in their court as to if they actually put it back on the market or not. You don't want to be paying over the odds just because the vendor doesn't want to negotiate.

    Thanks. What do I do if I put in an amended offer and they refuse it and put it back on with the shark estate agents who are 'queueing up' as they put it.

    (I know what they're going through as I went through it myself a few months ago when selling my own - but it still doesn't help NOW. I negotiated with my buyers and met half way.

    You've seen the current housing market climate and it certainly isn't a sellers market at the moment. You're in a strong position as a cash buyer and if you're not happy, walk away.
    Yes you've paid out on a survey etc, but that will be less to lose than the money you may have to spend on repairs to this house.

    As I said earlier, in the current housing market you are in a very strong position being a cash buyer.

    Cheers - I'm building up to that opinion. This is soooo hard but you've got to be strong and stick to your guns. Good point about losing the survey money vs repairs etc.
