    You said your credit check would be good , so why not borrow (loan, credit card on interest free period) then you can give her the 4 months rent(as she already has 2) thus not breaking the law.

    Write her a personal reference. But then you're still ignoring the point that she has messed up for one landlord.

    I agree that the new LL wouldn't be able to credit check the old LL. But there are other ways (as have been pointed out) to easily find out they are lying.

    Sorry poppysarah but most LLs are not interested in random "personal references", especially not those from anyone who is related to the potential T.

    It's possibly the only reference she might get though.

    There's no point the OP fibbing in a reference or making up some story ...

    It still on an an equal level with no reference at all. LLs want someone who has experience of the potential T's ability to pay rent/look after a property.

    I think that bit is already clear and that's exactly why a "personal reference" , especially from a relative of the potential T, would be worthless.:) What could she say - "my sister is financially irresponsible but she's nice and I am sure she'd be fine with you"?


    When you get a query from one of the third party checking agencies, the questions that are generally asked of aprevious/current LL are:

    1. Can you confirm that your are the LL at the property and that this person was/is your T?

    2. How long have they been your T and what is the rent figure?

    3. Have they/do they pay the rent on time?

    4. If no, are there any current arrears?

    5 . Has the T looked after the property?

    6. Would you recommend this T or let to them again?

    So, a letter saying "my sis is great" is just not going to do the job if the current/previous LL either declines to answer or gives the true state of affairs.
