you reap what you sow... if you don't want to be highlighted as being "a bit daft" don't try and be the clever man because you're clearly not...0 -
I'll tell you what lax lending is, it's banks lending 4x joint salaries, which some turkey that someone was talking about on here 2 days ago took out. So in some ways it's still happening.
Banks should self regulate or be forced to stick to 2.5 joint as a max, let prices fall, then the market can recover, future mortgage debt can be reduced, leaving people more money to spend in the economy along without the threat of repossession if base rate should rise.
Why are you so adamant that looking at only income is the key instead of inderstanding the expenditure.
Affordability is the key and two data sets with the same income could have vastly different expenditure, deposits etc.:wall:

This is one of the big problems with offering 4,5,6x mortgages to a couple who are likely to have kids.
It's all well and good if they both stay in work, no illness at all, and no kids. But I've seen it happen myself. Not only to my parents, but also people I know. Loss of a job, or an illness, and on top of those worries, you find yourself unable to afford your home, as you were reliant on two incomes. My parents were fine, until my dad was struck out of the blue with a disability.
You can't live your life by "what if's"
If you did you'd never cross the road "What if a bus was to come and knock me down"
My wife and I stretched ourselves initially and worked extremely hard to reduce the mortgage such that we are now confortable on a single income salary and she can stay at home to look after the kids.
Many things can be achieved with a bit of planning, commitment, dedication and will.:wall:

Take a pinch of white man
Wrap him up in black skin
Add a touch of blue blood
And a little bitty bit of red indian boy
Oh like a curly latin kinkies
Oh lordy, lordy, mixed with yellow chinkees, yeah
You know you lump it all together
And you got a recipe for a get along scene
Oh what a beautiful dream
If it could only come true, you know, you know
What we need is a great big melting pot
Big enough enough enough to take
The world and all it's got
And keep it stirring for
A hundred years or more
And turn out coffee coloured people by the score
Rabbis and the friars
Vishnus and the gurus
We got the beatles or the sun god
Well it really doesn't matter
What religion you choose
And be thankful little mrs. graceful
You know that livin' could be tasteful
We should all get together in a lovin machine
I think I'll call up the queen
It' s only fair that she knows, you know, you know
What we need is a great big melting pot
Big enough enough enough to take
The world and all it's got
And keep it stirring for
A hundred years or more
And turn out coffee coloured people by the score
