    Complete in the middle of the week as if something goes wrong you can sort it out the next working day. Also especially as you are a FTB you can collect the keys in the afternoon/evening and move in first thing the next day.

    I was warned that by a few people that were sitting there at 4/5pm on a Friday sweating when they could collect the keys as they had stuff packed on to a van.
    I'm not cynical I'm realistic :p

    Sorry but this is something else I would never do exchange and complete on the same day, its just too open to things going wrong.

  • i would caution against exchanging and completing on the same day if you are buying. My buyers were sat outside my house all day waiting because their solicitor transferred the funds to the wrong company. My solicitor only received the funds at 4pm. Any later and she would have had to delayed exchange til the next day so the buyers would have been left homeless overnight.

    Just adding my two penny worth. We exchanged and completed 3 weeks later on a Friday. We were fine - moving to 'rented' so no problems. Our buyers arrived at 12pm and didn't get the 'go ahead' until 4pm!

    The removal men said that this was a frequent occurence when you completed on a Friday. He said the solicitors all go off to the pub at lunchtime and if you haven't completed in the morning it wouldn't happen until late afternoon! Not saying this is true but........................!

    What do you mean sorry? The deposit is already with the solicitor.

    Some solicitors apparently don't insist that the deposit is with them before contracts are exchanged. This means you get problems as detailed elsewhere in this forum where the deposit can't be sent to the seller and so the contract can't be completed.
    I'm not cynical I'm realistic :p

    Oh right. I hope this won't be a problem. They've had the deposit for about 2 weeks.
