I would be grateful if someone can tell me if the quote for below is reasonable.
Work is been costed for £6,950.00+VAT 17.5 % + if skimming is required, an additional cost will be incurred.
Details:
To sheet up in preparation for works to commence in all areas
To demolish the existing shed at rear of property
Lounge Area 14' 5" X 11' 4", Dining Room 13' 8" X 11' 4"
To strip off wallpaper to all wall areas (if skimming is required, an additional cost will be incurred)
To take out existing fire place at rear of lounge and board up and finish
To fix fire place (supplied by client) at front of lounge
To supply and apply emulsion to wall areas
Hall, Stairs and Landing Area
To strip off wallpaper to all wall areas (if skimming is required, an additional cost will be incurred)
To supply and apply emulsion to wall areas
Bathroom
To carefully grind away existing grout from tiled area, later supply and apply grout
To make good ceiling area, supply and apply stain block/anti mould paint. Later supply and apply emulsion to finish
To make good walls area, supply and apply shellac paint. Later supply and apply emulsion to finish
To remove original silicone from window area, supply and apply new silicone
Bedroom 1 14' 1" X 10' 0"
To strip off wallpaper to all wall areas (if skimming is required, an additional cost will be incurred)
To supply and apply emulsion to wall area
Bedroom 2 12' 6" X 11' 4"
To strip off wallpaper to all wall areas (if skimming is required, an additional cost will be incurred)
To patch skim ceiling area
To supply and apply emulsion to walls and ceiling areas
To remove original silicone to window surround, later supply and apply new silicone
Downstairs Toilet
To make good walls and ceiling area
To supply and apply emulsion to walls and ceiling
To dispose of all work related debris on completion, which may include skip hire.

Have they actual given you a breakdown for the actual decorating works?
I could give you an idea on the decorating side if I knew what that quote was,but if its all lumped together it will be difficult for any decorator to tell you.
Also I would need to know what area you are in, as prices vary.
London and greater london prices are much more expensive than anywhere else.:eek:0 -

Does sound expensive.Maybe it is worth getting quotes from several different people. Just a thought.Sorry i can't offer any better advice.When life gives you a hundred reasons to cry, show life that you have a thousand reasons to smile

Sarah Beeny has a new book out ( what price for the job ......I think its called that ) that gives a guidance on prices that different building / decorating jobs should cost. You can borrow it from a local library, I found it is quite good. I am currently renovating my house and I managed to hunt around for reputable builders. Its hard work , but saves you money. As you live out of London I expect it to be alot cheaper as well.
The quote you have been given is an awful lot of money for just minor works and slapping on paint! Stripping off wallpaper is not a skilled job! Im stripping my walls right now.... ( eh I am entitled to break! ) Why not hire a industrial stripper and pay a handy man to do this part of the job. It will bring the costs down. Hope this is useful! misgrace gives good advice.

im a painter decorator,now cost of living here in scotland is cheaper so this may be a false price,but with everything you have listed i would charge about

Sounds to me (no matter where you are located) that you are being taken for a mug. Remove and replacing grout is very simple. Dis-regarding the fireplace work, everything else sounds pretty straight forward. I don't plaster myself but this if required is not included in the cost. I work in rural Scotland and most of my work is stipping paper off really old walls. 9/10 times sanding and filling, then lining paper can make 200 year old walls look new.

Plastering a room is around 300-500 depending on the size, and my local painter and decorator charges £60 a day including paint! - he's quick and very good!0
