Hi,
I am looking for advice on a quote my father has received. The job is a kitchen ceiling. The total area is approx 16m2. At the moment it is artexted. There is damage to one area of about 3m x 1M.
He has been quoted £550 and the builder says he will replace the whole ceiling with new board and then skim.
I feel this is completely uneccessary. The rest of the ceiling seems very sound. I suggested that he just needed the damaged bit patched up with new board and then the whole thing can be skimmed. I can help PVA if this would cut down on costs.
FYI - I had a 40m2 lounge diner that was covered in huge artex swirls skimmed for £200 and it took the guy 2 mornings. And I have to say he did a pretty good job - especially for the price!
Has anyone got any advice or suggestions on how much this type of job should cost? Many thanks in advance.
Cheers

It isn't necessary to replace the whole ceiling unles its lathe and plaster. If thats the case, then the whole ceiling will need to be overboarded and skimmed. Even so, its probably more like £350 - £400Eat vegetables and fear no creditors, rather than eat duck and hide.0

Thanks for the response - is that £350 - 400 the cost to redo the whole ceiling if necessary?
What is the cost for patching up the damage and skimming over the artex?

So I reckon around £50 in materials. I guess a couple of hours to remove old ceiling. Couple of hours to reboard and a couple of hours to skim so a days work. Do you think that is about right timewise?
I think it should cost about £3-400 all in - does this sound about right for cost and time - any plasterers? Thanks0 -
aye.
i would have thought 300/400 would be about right.
could be double that in the london area.Get some gorm.0 -
Is it the same guy doing this ceiling as the one who did yours? What about getting some more quotes from others?Spring into Spring 2015 - 0.7/12lb0

if it is lathe and plaster make sure you overboard or the whole lot might come down under the weight of the new plaster.
Even if it doesn't if you want spot lights then they can be a nightmare to sink into lathe and plaster. as soon as you try and take one down for any reason half the roof will come with it!

No - it is for my dad who lives about 80 miles away. He had some building and plastering work done by a builder and it is this same builder who quoted him.
I think that is one of my dads issues. Whenever I have had work done I have got at least 3 quotes or used someone recommended. And I haven't always gone with the cheapest. It is more that initial first impression and gut instinct.
I have had plenty of tradespeople pi55 me about just to deliver a quote and when that happens they are immediately discounted. My dad just seems to go with the 1st one for an easy life. And 90% of the time they have been shi7e!!
He is not in London, is on the South Coast in an average priced 2 up/ down Victorian terrace if that helps with any plasterers estimates?0 -

Thanks for the reply Dave. Overboarding - does this just mean that the original ceiling remains and is overboarded with new PB fixed to the joists?
I got the impression from my dad that the quote he got would involve them ripping the original ceiling down, boarding and then skimming.
I think that low voltage halogens would be the way to go. Any ideas about cost on 16m2 and what option would be a) cheapest - b) best?
Either way does my days work estimate - 2 hour removing - 2 hr reboarding and the rest of the day skimming sound about right time wise? Cos I am struggling to see how it would take much longer really.
Any advice or suggestions received with thanks

always overboard if possible, esp in an occupied house.
the mess, pulling a ceiling down makes, is unbelievable.Get some gorm.0
