    Thanks for this.

I will be looking into this all. I am also going to a FTB show next week that has advisors and such there so hopefully that will help (not recieved any confirmation though!)

I would like a garden or be near a park - mainly as I stated before because we want a dog.

Yes getting a place that is likely to sell later on is a good idea to.

Most flats won't allow you to have a dog (not all flats, but certainly most). Check any lease terms very carefully before considering making any offers if you do end up in a flat.

    Will do.

Hence me looking for houses ;)

But I would consider flat if it was an ok size, allowed dogs and was near an area I could walk the dog.

Despite being part of the civil service I don't even earn 20k a year. I earn 19,135K a year and my gf works in the theatre where work isn't that secure, you got form show to show. At the best estimate I guess it would be 18k a year for her. Going on the idea that mortagegs are roughly 3 times the combiend salary that only gives 130,000.

No maths entry requirements for the civil service these days - I make (19135 + 18000) * 3 to be 111405, that's 18,595 less than your figures?

You're not going to get anything but a bedsit in a hell hole for that money I'm afraid. Even renting on your monthly income is going to be tough. Stay put for the time being.

Plus the 20K deposit I mentioned in previous posts = about 130,000

    111405 + 20,000 = 131405 (minus the 1405 for fee's)
  • I would look at E17. I beds i god cond for £110-115k. Cheaper than your budget as your figures are tight on those salaries.

I estimate £300-350 per month each mortgage, £200 each bills, £100 each travel. So probably at least half of take home salary before food etc.
I would seriously rethink the dog, small flat, no garden and extra costs mean dog ownership would not be the joy it should be. Insurance £20-30 per month, food £ 15-20 per month, £20 per month to cover vac/flea/worm, and thats if nothing happens!
Give yourself a Chistmas bonus £14 a week!
    Total so far £28

Why are you so desperate to have a dog in a flat? That's really cruel.

While you will find a local park to walk the dog the dog can't go out of the flat on it's own just to go into the garden.
    I'm not cynical I'm realistic :p

Plus the £20k deposit, that's £130k. Not quite as bad a bedsit in a slum, I reckon.

For around that money, you could get a flat with shared garden in Lewisham, for example:

Or for £115k, a 1 bed flat with its own garden in Lee:

Keeping a dog in a flat is not 'really cruel'. Kicking the dog, not feeding it, setting fire to it....THATS cruel!

So long as the flat is of a decent size, there's no difference keeping a dog there than in a house. I know loads of people with perfectly happy dogs who live in flats. It's not as though the dog can let itself out to the garden in a house anyway!
