    Initial price 70 + 48 + 10 = 128. She should have 70/128 of the current value.

So purchase price was 128,000 ?
Mortgage was £48,000 (in your name or joint?) ?
She put 70,000 in cash ?
You put 10,000 in cash ?

Who has been paying the mortgage?
For how long (when did you buy?) ?
How much have you spent on improvements?
What monthly bills have you been paying aprox?
Has she paid anything apart from the 70,000 ?

What is the property worth today?

Can you afford to keep paying the mortgage & bills AND make a cash payment to her?

    OP has been paying mortgage.

To my way of looking at it, the ex has brought 70 to the party and the OP has brought 58 - 10 in cash and paying all of the mortgage - in effect renting 48.

    Don't understand.
you paid 1,480,000 for the house? or 148,000 ?
    Mortgage was 48,000 or 480,000

Please type slowly, and clearly. As asked before:
